I’m getting calls about taking over listings. Usually they’ve expired or been cancelled and the sellers are looking for an agent to take over the listing and sell. I like being the second agent, but I also do not want to take on listings that I cannot sell. When I meet a potential seller, I am ready. How??
- I know my comps. Not just for this community, but ALL surrounding comps. What is selling? What has sold? What were the negatives and positives of the sold comps, and if I’m the second agent, what kept this property from selling?
- What is the true motivation for my sellers? Right now, in this market, a seller must be motivated. Even when I nail the list price so that I know there will be lots of activity, a seller still must be ready to negotiate.
- Buyers are golden. Just because the offer comes in low, let it go! In other words, don’t get insulted, don’t be emotional, just counter! You do NOT know how much a seller is willing to pay in this market. Do not assume you do!
