



Coachella Valley Land recent sales: 2025 is two quarters behind us now. Time to do a catch up on what’s sold recently in the world of land here in the Coachella Valley. Residential sales are not bustling, although listings always sell if you price them aggressively, and REALLY go over the comps, positives and negatives of the home, and capture your sellers motivation. If a seller is not motivated right now, then maybe rent instead of sell. The Madison Club will be expanding easterly. There have been many acres of land sold and on average this area East of Monroe around 52, 53 and 54 the land is selling for $115-$125,000/acre.
JUST SOLD: $2,400,000. 20 acres of raw land just East of Monroe and North of Airport. One of only two remaining parcels on this particular county road, once these are sold, there are no more in this fabulous area of the Coachella Valley. If you are looking for a small parcel (5 acres or less), there are a couple options available right now. It’s difficult to find smaller parcels in the Coachella Valley.
