It seems like every Agent now is “a Short Sale Specialist”. Many even claim to be “experts in handling Short Sales.“ I can tell you that I am NOT an expert…in ANYTHING. I was a professional polo player for 18 years and I worked at it 7 days a week, 12 hours a day, and never did become an “expert”.
I am however, exceptionally good at polo! This same philosophy is what I have brought to my Real Estate Career for the past 15 years. I do Real Estate the same way I played Polo…to win. Short Sales require that kind of drive and tenacity. Your List Agent cannot be easily intimidated!
Palm Springs Short Sale Realtor
What makes a person a specialist? First off, certification. I am certified in both SFR and HAFA. SFR is the only Short Sale certification recognized by the National Association of Realtors. I am also HAFA certified. HAFA is the government backed arm of the HAMP loan modification program, and it is fantastic IF you qualify for it.
Secondly, and more importantly, my best Certification that I can give any of my Clients is my experience and my CLOSED Short Sale References. I have been listing, negotiating and CLOSING my Short Sales for years now..long before most Agents even wanted to touch them. I have worked with most of the Lenders, large and small, and understand their different protocol with regards to their specific Short Sale requirements.
La Quinta HAFA Certified Short Sale Real Estate Agent
I handle Primary Residences (HAFA only applies to Primary), as well as secondary homes, investment properties or vacation properties. They all may qualify for a Short Sale. Each Short Sale is different and independent. I handle properties with more than one Loan, different Lenders and even with personal liens on them!
Many, many Agents will list your property, put together a Lender specific Short Sale package, then send your documents off to a Third Party Negotiation Company. Not me. I take my Short Sales personally..because they are! A Short Sale is tied to a Seller that is dealing with something big. It may be financial, it may be emotional, it may be pure exhaustion and the overwhelming stress of trying to stay afloat when your home has clearly sunk to new lows. It is up to me to relieve you of at least most of your stress and worry.
I also like to personally handle my properties because I want to follow up on them from initiation to updates to document collection, to more updates, to more document collection, to more updates all the way through to a successful closing. You will KNOW where you stand in the process if you choose to list with me.
For your Free, discreet and confidential property consultation, contact me. Not every property will qualify for a Short Sale, nor will every Seller. One thing is certain, allowing your property to go to Foreclosure WITHOUT considering a SHORT SALE just doesn’t make any sense. Explore your options. Look into the opportunities available to your particular situation, then make an educated decision about which way to proceed. One thing we KNOW FOR SURE with regards to the affects of a Short Sale VS. a Foreclosure is that a Short Sale affects your credit standing for a much shorter time period than a Foreclosure. If you keep your credit up on your cards, and other obligations, you may very well qualify for an FHA loan after 24 months with a Short Sale. It is very difficult to qualify for a mortgage in less than 7 years with a Foreclosure on your record!

Here’s a short video to introduce myself. One reason I’m good at Short Sales is because I know how to organize, and work with other people!
