August real estate round up. Here we are nearing the end of the summer, so it’s time to slow down and do a real estate recap. It’s been a steady summer of sales, whether it’s vacant land, equestrian properties or residential. Inventory remains low in all price points, and average Days on the market is sitting at 36 days, where it was 80 days in August of 2020. There are all kinds of statistics, and remember that we have 9 desert cities, so the median of the valley doesn’t mean a ton, except that when you compare the stats year to year, it does translate. These stats are from the MLS.
Average list price: $785,115 which is a 15% increase from last year.
Average sale price: $681,418 an increase of 25% from last year.
Number of closed units in all price points has dropped dramatically from 2020, but probably due to reduced inventory. The price points in the desert that continue to beat last years numbers are the pricier ones. $1,9-2 million sales are up 166%. $4.5-4.7 sales numbers are up 600% and 5 mil and over is up 114%!!
