Land values have increased, but there are still good buys, especially in the eastern part of our valley, Coachella, Thermal, Vista Santa Rosa.  Those cities are really booming.  There used to be alot of land parcels in Indio, north Indio, Bermuda Dunes, and even northern Rancho Mirage, but not much any longer.

There are multiple projects underway and they are pushing further East.  Every time a developer gets a project approved, the surrounding land values increase, and open land and equestrian farms are pushed further East.  But..that’s great because the new HITS showgrounds are Easterly of old hwy 86.

Land and equestrian properties need curb appeal too!!

Curb appeal for land and farms??  Everyone knows how important curb appeal is for a residential property that you are trying to sell.  Buyers react to the way you turn out your house.  Buyers have a first impression, a “hit” when they first see a home..and that influences whether they want to continue to look, and how much they are willing to offer.  It’s the same for both land, and equestrian properties in the Coachella Valley.  Call local realtor, Kim Kelly, if you are looking to buy or sell here in the Coachella Valley.  760-285-3578.

 

So, on a residential property, we realtors will advise our sellers to be sure the driveway, mailbox, walkway to the front door, the front door itself, landscape and paint are ALL screaming, “buy me!!”  Make a buyers memory from the instant they see the house.  Same, same for a farm.  However, it begins on the exterior perimeter of the farm.  Trim the trees, rake the ground, repair the fences..and now we get to the gate!  Make sure it works smoothly, no dents, no screeches, no rust.  Make it pop!

Vacant land and also equestrian properties..repair the fences!  Good grief!  Clean the ground up of trash.  If you have horse paddocks, keep them clean of horse poop.  Take care of the gopher and squirrel infestations.  Remove all debris and trim all trees and shrubs.  Visually create a pallet that any buyer can envision themselves finishing out.  See..the same as a residential property!!
