Land in the Coachella Valley is selling from approx. $22,000/acre to approx. $100,000/acre. What in the world? How can the price/acre be that different? Location, location, location. Same as with residential properties. Properties that are nearer to city amenities garner a higher price generally. Land that is level and clean is more attractive than raw desert pieces. Fencing is an upgrade, water is a top upgrade, and extra water is a huge upgrade!

The beautiful thing about land and/or farms is that you can still view them! It’s not unusual for buyers to do drive bys to see exactly where the parcel is located, and of course many of them don’t have residences on them, so it’s pretty easy to arrange a tour..even in the days of COVID19.
What makes it a good time to buy??
There are less numbers of buyers venturing out so if a seller really wants to sell anywhere in the Coachella Valley, they will be more flexible on price and terms. Many sellers are taking their properties off the market, either because they know they may have to come down from their list price, or because they are afraid to show with the virus out there. If you are getting a loan, what a good time to do that. I rates are low, lenders are hungry for new loans, and you should be able to shop your loan for the best deal. I’m finding with my land deals, that the sellers are accepting terms they probably would not have a few months ago-carrying notes, maybe extending closes. Buyers may still want a property, but they’ve lost some $ in the stock market, or they just want to convert offers from cash to financing, and that takes time. If you’re willing to negotiate and not get frustrated, this could be a fantastic time to buy! Land and Equestrian Property in the Coachella Valley is continuing to move. Equestrian Property Update for 2017. Price/Acre is NOT zooming up, but there is a steady increase in value. Average price/acre is now approx. $30-$50,000/acre, BUT it is different all over our Coachella Valley!! The further West you go, the higher price/acre..of course! As a buyer buys nearer to La Quinta and Western Indio, land of the Music Festivals, a buyer will pay more.
