Land and equestrian properties need curb appeal too!!
Curb appeal for land and farms?? Everyone knows how important curb appeal is for a residential property that you are trying to sell. Buyers react to the way you turn out your house. Buyers have a first impression, a “hit” when they first see a home..and that influences whether they want to continue to look, and how much they are willing to offer. It’s the same for both land, and equestrian properties in the Coachella Valley. Call local realtor, Kim Kelly, if you are looking to buy or sell here in the Coachella Valley. 760-285-3578.
So, on a residential property, we realtors will advise our sellers to be sure the driveway, mailbox, walkway to the front door, the front door itself, landscape and paint are ALL screaming, “buy me!!” Make a buyers memory from the instant they see the house. Same, same for a farm. However, it begins on the exterior perimeter of the farm. Trim the trees, rake the ground, repair the fences..and now we get to the gate! Make sure it works smoothly, no dents, no screeches, no rust. Make it pop!
Vacant land and also equestrian properties..repair the fences! Good grief! Clean the ground up of trash. If you have horse paddocks, keep them clean of horse poop. Take care of the gopher and squirrel infestations. Remove all debris and trim all trees and shrubs. Visually create a pallet that any buyer can envision themselves finishing out. See..the same as a residential property!!
Land and Farm Updates; Coachella Valley
The Eastern Coachella Valley has land, ranches & gorgeous homes!
Pretty much everyone knows the real estate market is HOT! Not just here in the Coachella Valley, but across Southern California. When I take buyers around to look at residential property, in any of our nine desert valley cities, there just isn’t much to show them. Land and Farms, though not AS low, the inventory is shrinking. Call your local realtor, Kim Kelly, for a free property consultation on land, ranches and residential properties. 760-285-3578.
Land in the Coachella Valley is selling from approx. $22,000/acre to approx. $100,000/acre. What in the world? How can the price/acre be that different? Location, location, location. Same as with residential properties. Properties that are nearer to city amenities garner a higher price generally. Land that is level and clean is more attractive than raw desert pieces. Fencing is an upgrade, water is a top upgrade, and extra water is a huge upgrade!

Land & Farms are selling in the Coachella Valley..houses too!
What’s Selling in the Coachella Valley?? Believe it or not, buyers are still out and about in the Coachella Valley. Admittedly, there are not as many showings..or sales, but determined buyers are keeping their eyes on the prize. What’s the prize? Could very well be a GREAT deal!
Land & Farms:
You can’t make more land, and here in the Coachella Valley, we have some of the most spectacular parcels of land for development, home sites, equestrian ranch sites, farm land, various types of groves, and lots of deals on residential properties too-they’re all selling in the Coachella Valley! If you’re interested in a small equestrian farm with a custom home, check out this great buy in Thermal.
The beautiful thing about land and/or farms is that you can still view them! It’s not unusual for buyers to do drive bys to see exactly where the parcel is located, and of course many of them don’t have residences on them, so it’s pretty easy to arrange a tour..even in the days of COVID19.
What makes it a good time to buy??
There are less numbers of buyers venturing out so if a seller really wants to sell anywhere in the Coachella Valley, they will be more flexible on price and terms. Many sellers are taking their properties off the market, either because they know they may have to come down from their list price, or because they are afraid to show with the virus out there. If you are getting a loan, what a good time to do that. I rates are low, lenders are hungry for new loans, and you should be able to shop your loan for the best deal. I’m finding with my land deals, that the sellers are accepting terms they probably would not have a few months ago-carrying notes, maybe extending closes. Buyers may still want a property, but they’ve lost some $ in the stock market, or they just want to convert offers from cash to financing, and that takes time. If you’re willing to negotiate and not get frustrated, this could be a fantastic time to buy! Take a tour of this cute 5 acre fenced farm with a barn and a park model home built in 2018 located in Sky Valley in the Desert Hot Springs area. $699,000.
