If you are looking to buy or sell in the Coachella Valley, it’s a good time to look.  The 2025 first quarter has been strong with buyers looking to live the Coachella Valley lifestyle.  It was 80 degrees today; perfect for a swim, a hike, bike ride, or a game of pickleball or golf!  The restaurants are busy, movie theatres and dinner theatres are humming, the season is in full swing.

Buyers definitely have more pull when they write offers.  Lowball offers still don’t go anywhere in most cases, but a good, clean offer will get a response.  Land values have remained steady throughout our 9 desert cities, with the East Valley, and north of Interstate 10 drawing lots of sales.  Desert Hot Springs and Yucca Valley are popular spots, and property values have continued to go up.  Coachella, Thermal and Indio are still compelling spots for developers, but IID power can be a constraint, so be sure to do your due diligence before closing on a parcel of land.
