Coachella Land Activity: What’s been happening or not happening in the Coachella Valley Land market? I’ve been showing Land Parcels frequently the first Q of 2019, and parcels are selling. Both Build able lots, vacant land parcels, and equestrian Farms. Residential property sales closings have decreased in the Coachella Valley, BUT homes in great locations, and priced well are still being snapped up. Pretty much the same for Land. Recent Coachella Land Activity: Vacant lots that are in gated communities, ready to build on, are selling. There is a small, gated enclave of custom homes at the base of the La Quinta Cove, called Flores Montanas, has a couple remaining. I represented the Sellers on a lovely lot with Mountain views, of approx. 13,500 sf. It was listed at $259,000. and SOLD for $250,000 cash in approx. 100 days. The foot print for this community is 2500 sf or more, and the homes are gorgeous. HOA is low at approx. 200/mo. No clubhouse, or golf course, but a phenomenal location near the hiking/biking trails of the spectacular Cove.
Coachella Land Sales: Recent land sales in the City of Coachella include a lovely approx. 19 acre piece of farmland in a key location with supurb views. Perfect for my HITS equestrian buyer, this parcel is currently an alfalfa field, but will soon be a horse boarding facility, which we desperately need! There are a couple other parcels of approx. same size in this area for sale. If you’re looking for a piece that isn’t too far out in the East Valley, this would be a good site for you.
Another property that is in escrow and was a STEAL, is a bank owned 163 acre parcel in Thermal, CA. It was once a high end Polo pony training facility, and is now operating in a less grand scale. The buyer is looking to farm and perhaps develop in the future. This property was listed at approx. $24,000/acre. It is harder to place large parcels like this. Most of my equestrian clients do not want more than 20 acre to manage. Check out this 20 acre working horse farm on Avenue 61, in Thermal, CA.
