What are Coachella Valley Sellers thinking? This subject is very frustrating for me as an agent in the Coachella Valley. I sell land, ranches, residential and of course multi acre event sites, and have for over 25 years. A good listing agent, the agent that represents and works for the seller, MUST have the nerve and honesty to tell the seller the REAL number they should go out at. The real estate market is very difficult right now because it is changing. Nobody knows exactly where it’s going to end up, so if your agent says they do, proceed with caution. The type of property you own as a seller that you wish to sell, differentiates how it must be handled. However, right now, land, event sites and residential are all reacting to smaller buyer pools. That means any seller is going to see fewer looks at their property UNLESS it is a really good price. Simple.
I’ve presented two offers over past several days, and got exactly the same response, through their agents, from the sellers. “I’m NOT selling it for that!” I never lowball a seller on their property. I do, however, represent the buyer and have gone over VERY carefully all comps, pocket listings, desirability of their property vs. others for sale, price/sf, orientation of light and views, parcel size etc., to come up with a fair offer. A good listing agent will tell their sellers that in a changing market such as the one we are in now, write a counter! Make it a reasonable counter too. Both buyers and sellers have to give something to get something else. You won’t both get everything you want. Simple.
