Maybe you own a home or Equestrian property in one of our Eastern cities, La Quinta, Indio, Coachella or Thermal, don’t just list your home, SELL it!!
HOW DO I SELL MY COACHELLA VALLEY PROPERTY???
- Put on your Buyer shoes first and foremost. Walk in their shoes and see through their eyes what your property REALLY looks like! Put your ego and personal attachment to your property aside, and be super critical and very judgmental. What is your FIRST impression?? That is exactly what your buyers will see too. Old Mailbox, replace it. Peeling Paint, re-paint it. Dead lawn, shrubs or flowers? Get rid of them and plant new, fresh,seasonal plants & flowers. Grab ’em on your first chance.
- Open your front door, and take a deep breath with your eyes closed. What is that smell?? If it’s cat, dog, dirty clothes, must, dampness…anything but fresh, clean and inviting..kiss your sale good-bye. Our Olfactory response is critical, and women are more aware of smells than most men are. Oh, and remember that the women buy the houses. Smells are important..keep yours fresh!
- Clear it out! Please, please clear it out. If you have a great floor plan, but your buyer cannot SEE it, how can you expect them to appreciate it??? Add some pops of color, freshen up and de-clutter. If you have an equestrian property, keep it cleared, organized, and debris free. SHOW IT OFF!
- Marketing is critical. Find out HOW your local Realtor intends to sell it. You need extreme online exposure, and you also need regular exposure through your Realtor in the local real estate magazines. Ask questions!
- Price it right!! Don’t put the number YOU think it’s worth. The Buyers set the price, not the Sellers..at least in today’s market..other than in the uber luxury market where all bets are off. Consult your LOCAL Realtor, listen to your Local Realtor, go over the LOCAL sales comps, and price your property to sell within the time you want it sold.
