Recent Sales & Coming Soon!  Time to look at what I’ve been selling.  Maybe even more exciting is what’s coming soon.  It’s been an interesting year so far.  Listings are selling, but some listings that SHOULD be selling are sitting.  Buyers are looking, in fact it’s busy, but they are thinking about writing offers, weighing different options, and not incredibly motivated.  There’s always the properties that sell quickly because they are exactly what the buyer is looking for, but it’s certainly not easy to predict WHAT will sell in the Coachella Valley.  There are some general criteria that continue to lead the residential sales pack.  Land is also moving, especially pot cultivation parcels.  Like I said…interesting!!

Desert Property Sellers are getting serious about moving their Coachella Valley properties as we near the end of the winter season, states Kimberley Kelly, local Realtor with HK Lane/Christie’s International. Some major price reductions have been taken recently for those Sellers intent on moving from their current properties, while others are re-considering earlier offers that they may have thought were too low! Our Coachella Valley Real Estate Market remains relatively stable, but our Inventory levels at most price points remains high. It used to be said that the HOT desert summers hindered buyers from touring properties for sale here in the beautiful Coachella Valley.  However, recent studies show that almost HALF of our yearly sales now occur in the summer!  Are summer sellers just desperate???  Not so fast. Desert Club Estates in La Quinta, Calif.  This is a very unique neighborhood.  It’s location is brillliant, tucked behind The Citrus Golf Club and across the street from The Tradition Golf Club.  Put on your tennis, grab your bike, or jump into your Golf Cart and head to Silver Rock Resort, Arnold Palmers’ Restaurant, Old Town La Quinta, Fritz Burns park for a game of Tennis.  Behind the wall on the corner of Washington and 52nd lies this non-gated, non-golf course community with NO monthly HOA’s!

What I love the best about this “hole in the wall” desert community, is the location.  You can literally walk across Washington at Tampico, and head to the La Quinta Library, take a Yoga class at the Yoga studio, take a stroll through the park like grounds of the La Quinta Civic Center, hit the new Wellness Center, or head on to Old town La Quinta to shop or grab a meal.  Biking is another way to get around.  If you want exercise, head across 52nd to the Fritz Burns Park, where there are public Tennis courts, a public Pool, or watch the kids in the Skate Park.  Hiking?  Just head up Bermudas to the Top of the Cove, where there are several Trail heads, and head out.  Golf at the public Silverrock course, or several nearby other public golf courses.

Selling your own home may not be the best choice for you

For Sale By Owner – A friend of mine recently told me that her brother is thinking of selling his home… and doing it himself, without employing a real estate agent. This opened up a discussion between us about all the reasons why selling your own home is not the best option. Her brother’s home is big and beautiful. He and his wife have lived there for nearly twenty years, and have invested a lot of money and a lot of themselves into making it a picture perfect showplace. They’re emotionally attached and that’s understandable.  But life circumstances change over time and their home has become too much house for them now… they are retired, there are health problems, etc.  The time has come to make a move into something more congruent with their current life situation.

Making a big decision like this can be overwhelming.  Every person’s home is comfortably familiar and their safe haven, filled with a lifetime’s worth of memories.  Things with sentimental value have to be sorted through, and dealt with by selling, donating, giving away to the children, etc.  At this stage, some people have the thought, “who better to sell my own home but me, since I am most intimately familiar with it?”

Our Desert Area offers a myriad of “Things to Do”.  Even in the summer, with our triple digit heat, there are plenty of things to do.  This fun facebook page, “365 Things To Do in the Palm Springs Valley.” always offers up some fun activities..both day time and evening!

La Quinta has a charming shopping center in Old Town, which is located very near to the La Quinta Spa & Resort, Duna La Quinta, The Citrus, Haciendas, Santa Rosa Cove, the La Quinta Cove, and all the surrounding areas.  Offering several different dining options including Solano’s for American cuisine, Vue (formerly The Wine Bar), and also the always entertaining The Grill on Main Street.

The summer is always a great time to shop for property in  our Palm Springs Valley.  Sellers that really want to sell tend to leave their properties For Sale during our hot months.  Buyers that brave the heat are usually pretty serious about buying in the desert.  El Paseo in Palm Desert rocks the entire summer with it’s shops and restaurants.  The River is the mall of choice and offers a 16 screen theatre too!  Palm Springs has Pool parties regularly at it’s many family friendly Hotels..The Ace, The Hacienda Hotel and the Saguaro all participate.  Take a stroll in the Village when it’s NOT season, and get to know the owners of the boutique shopping stores.  Modernism is rampant in Palm Springs.

Loans are tougher to qualify for today-that’s a fact.  But compared to what??  If you’re looking for a home in La Quinta or one of the other Palm Springs Valley cities, do NOT despair.  Requirements are tighter than they were during the craziness of the “100%, no doc Loan days in 2004-2006”, but that’s a GOOD thing!  We all know how that turned out.

Had a Foreclosure or Short sale?  It may not be as tough as you imagine to get another Loan, and purchase a property.  Down Payment Resource (DPR), is looking to educate potential buyers about hard to find financial resources and programs that may be available to them.  DPR allows prospective buyers to mine the company’s national database of 2,300 different programs in their local areas to find different loan sources. There could be grants, federal housing programs, delayed repayment loans, Interest free loans and more.

Foreclosures and Short Sales in your background does not necessarily mean there are no loans available to you.  If you have re-established yourself, you may qualify for one of these programs.

If you are lucky enough to own Palm Desert real estate or a property in another desert city as a second home and it sits empty for most of the year, you may want to consider renting it out for additional income. If that sounds like a good option for you, here are some tips for protecting and making the most out of your investment.

1. Get your property in good condition for renting out. Whether you own something in an amazing area, such as Indio or one of the many beautiful homes in La Quinta, you want it to look great and have everything in stellar working condition. However, you may not want to keep expensive items in there that will cost a lot if they get damaged or broken. For example, you may want to avoid expensive furnishings, window treatments, fixtures, chandeliers and appliances.

2. Will you shoot for short or long rental terms? There are many factors to consider when making this decision. When you own property in desirable locations, such as Indian Wells, La Quinta or Palm Desert real estate, you can bring in a significant amount of income with short-term renters and vacationers. However, your risk factor for potential damage increases somewhat, so you may want to use a property management company to handle the day-to-day operations, which cuts into your profits a little bit. Likewise, if you contract a long-term renter, you will only be dealing with them, though you will need to charge less than you would to short-term renters. While equestrian homes can bring in a lot of extra income, long-term may be a better bet, as there typically be a lot more buildings included and animals tend to cause more damage than humans.

3. Determine pricing and deposit amounts. If you’re not working with a property manager to rent out your property, you’ll need to compare your home to other similar properties. For example, if you are looking to rent out real estate in Indio, look at other homes in the area and compare your square footage and features to determine your price points and deposit requirements.

4. Establish policies. Will you allow the renters to sublet the property? Will you allow pets? If so, how much will you increase your deposit?

5. Screen renters. Once you place an ad or determine which property management company you’ll be working with, your next step is to ensure that renters are thoroughly screened. You can use a service or do it yourself by contacting references, previous landlords, running credit checks and confirming employment.
