5 Tips for Equestrian Property Sellers
- Entry Appeal: This is huge! Do not skimp on a fresh coat of paint on your Mailbox, the Street Address, your Entry Gates and entry Fencing. Plant some colorful flowers, trim all the hedges, weed whack everything that looks scraggly. First Impressions must be taken seriously to get top dollar.
- Fencing & Paddocks: Repair or replace all broken or torn fences. Straighten Fence Posts, and give them a good white wash. Drag the paddocks, and do it much more often than you might on a normal day. Potential buyers want to see clean, green paddocks, white fences, and not manure piles!
- Irrigation & Water Tanks: Get rid of any “slop”. Keep the interior roads dry, level and easily traveled by making sure the irrigation system is working properly. Repair any leaks in the lines, scrub the Water Tanks inside and out. If you have auto waterers, make sure they are clean and there are no dried, caking drip marks. Clean, clean and cleaner!
- Barns: Fresh exterior Paint, colorful border flowers, tie rails must be straight and firm in the ground. Get out that rake, because nothing is more appealing than a freshly raked barn area. Keep the stalls cleaned, manure emptied, and the Tackrooms and Feedrooms clean and organized. Install storage cabinets and organize.
- Mobile homes, and caretakers’ cottages: At least keep the exterior areas clean! A fresh coat of exterior paint helps dramatically. Make them look like somebody cares, and they are an addition to the value, not a detriment to the property.
Remember that Buyers do NOT want to enter an Equestrian property and see $$$$ they will need to invest. If you own a Fixer, price it as such…don’t try to fool a potential buyer. The Buyer Pool for Equestrian Properties is smaller than with Residential Properties. You must appeal to those specific buyers. Put in the effort BEFORE you list it, then price it carefully.
