Avenue 49 in Indio, California is an Investor’s heaven! No, there are not neighborhoods ripe with distressed properties where you can “fix and flip.” Mostly, those days are over. However, what IS located on the most beautiful street in Indio, are great homes in gated communities. You get tremendous bang for your buck at these neighborhoods, whether you are looking for a year round property, or a secondary property. Indio, California has seen a boon since the Coachella Music Festival began it’s reign as the Number 1 Music Festival in the world. If you are considering a property in Indio that would make a great Luxury Lease opportunity, give me a call so we can tour some possibilities. 760-285-3578.
Indio, California: The “City of Festivals”, as Indio, Calif. is referred to is a sleepy little town in the Eastern side of the Coachella Valley. The downtown area has many beautiful, hand painted murals, and some of the shop proprietors have been working in Indio for multiple generations. The older section of Indio is seeing refurbishment, and perhaps that is possible because of the Music Festival monies being driven to the city coffers!
Where is Avenue 49, and what’s there?: Avenue 49 runs East and West. Beginning on the West side where 49 intersects with Jefferson St., and ending on the East side at Monroe St. Short, private, only 2 lanes, and landscaped in gorgeous desertscape, with walking, and jogging trails in front of the community walls. This area of Indio, borders La Quinta, so you are literally around the corner from the amenities you need..groceries, restaurants, cleaners, pharmacy, movies, to name a few. Discovered by builders during our last boom, 2004-2006, these non-golf communities are mostly new. Interestingly enough, there are even more new homes being built and sold now!..Montage at Santa Rosa, offers single family homes, low HOA’s, and a tuscan themed community. Prices range from approx. $400,000 to approx. $800,000. Next to Montage, is The Orchard, and across the street from that community is Desert River Estates. All offer gates, low HOA’s, and no muss, no fuss living. Large lots, newer homes and a great location!
How far from the Coachella Music Festival grounds? Literally a bike ride away. That is what makes these homes so popular with Investors looking for properties that lease well during the Festivals. The two International Polo Clubs are the site of the Festivals, and during the winter season, also the site of Polo Matches, which are open to the Public! Here’s a short video I took for fun during a practice game at the Eldorado Polo Club, Indio, California.
