What’s Selling; what’s Sitting in Coachella Valley? It’s been a busy winter season here in the desert valley across the real estate spectrum. If you’re interested in the “median” price ranges and how they’ve gone up about 10%, this is a good update. Remember that the Median means half are selling for less that price/sf., and half are selling ABOVE that price/sf. I sell properties, (both homes and farms), from our Western Valley cities of Palm Springs, and Yucca Valley, to the Eastern valley cities of Palm Desert, La Quinta, Coachella, Indio and Thermal. When a local market rebounds from a down turn, and in fact, consistently shows a gradual increase in showings and closings, we all know it’s stabilized. Remember that each Coachella Valley community is unique to it’s City, and a good realtor will be able to discuss what factors affect the List price and optimal sales price. Sellers that want to sell understand the factors that raise or lower their price/sf. price. Across the Valley, properties that sit, are NOT priced correctly when taking these variables into consideration. Sellers often think their property is “the BEST on the block” After all, “we put $100,000 into upgrades”, or “we have a better view than that house does”. There are many factors affecting which properties SELL, and which properties SIT. Always consider at least these factors in your price.
- Orientation: North, South, East or West on outdoor spaces?
- Sun: HUGE here in the Coachella Valley.
- SOLD comps: Do NOT over price!
- View: Water? Mountain? Fairway? Neighbors’ back yard?
- Timely and up to date interior design?
*These are just some of the underlying factors that cause a property to SIT vs. SELL. Don’t be too proud of your property. If you don’t want to hear what it’s true value is, then don’t list it.*
I sell Land..both vacant, and also Equestrian orientated. Because of this, I have a strong understanding of what our local land is doing..both Residential lots within a community, and also vacant parcels perfect for farming, or developers. It’s very key to me that in-fill residential lots are selling in ALL the desert cities. Builders are back! New Home communities are also back, and selling steadily.
