Equestrian properties, what to look for: If you are a potential buyer of an equestrian property, you will have your own personal list of haves and have nots. If you are only here seasonally, and don’t want to build your own estate, you might be interested in a gated horse community. There are only a few of them. Deer Creek in Vista Santa Rosa, is a great option. Offering 5-10 acre already developed equestrian homes, this HOA controlled community rarely has parcels for sale. Developed by William Devane in the 80’s, it is dearly loved by it’s occupants. Offering a full size polo field and well cared for track as common areas, each parcel is large enough for their own arenas and barns. Both Polo and Hunter/jumper participants own here. The last sale in Deer Creek was 1.8 mil for an approx 6 acre farm with a small home and 2 large barns + turnouts.
La Quinta Polo Estates is another option, though these parcels are smaller, and thereby limit the number of horses you may keep on your property. This gated, HOA community is directly West of the Eldorado Polo Club public entrance, and gorgeous. Most homes in this community are on 2 acre parcels, and many people have opted for tennis courts and pickleball courts instead of barns, but there are still some equestrian properties in the community. Prices range from approx 3 mil to approx 8 mil.
There are some equestrian facilities to be had further east in Coachella and Thermal. I have a 10 acre farm with a portable house unit and barn, track, arena and turnouts for $3.5 mil. Another property which is currently a boarding stable is 20 acres, has barns, turnouts, outdoor bathrooms, pool, 3 RV sites and also hosts several corporate events each season. Both are near the HITS showgrounds and the upcoming Thermal Ranch project.
If you are willing to go further away, there are some properties in Thousand Palms, North Indio, Bermuda Dunes, and Sky Valley. Less pricey, but more of a drive to get to the Polo clubs or horseshow grounds. Take a look at this gorgeous 4.5 acre farm I just closed in Bermuda Dunes.
