Land in the Coachella Valley is selling from approx. $22,000/acre to approx. $100,000/acre. What in the world? How can the price/acre be that different? Location, location, location. Same as with residential properties. Properties that are nearer to city amenities garner a higher price generally. Land that is level and clean is more attractive than raw desert pieces. Fencing is an upgrade, water is a top upgrade, and extra water is a huge upgrade!
