The second half of 2025 started with mortgage rates above 7%, and didn’t drop into the 6’s until mid February.  The affordability crisis has persisted and demand has remained pretty much unchanged over the past 2 years.  Days on the market has increased, buyer demand is muted and homeowners continue to “hunker down” in their homes, unwilling to move due to their under market, locked in rates.  The only change in the trajectory of buyer demand that is being predicted is if the mortgage rates fall to 6% or below.

Over the past 2 weeks, inventory decreased by 219 homes, a 6% decline.  Demand in the past 2 weeks decreased from 610 to 579 pending sales, down 5%.  Year over year, the Coachella Valley inventory is up by 857 homes, or 35%.  Demand is down by 36 pending sales or 6%.  The expected market time last year was 121 days, considerably faster than today.  The median sales price in June was $602,895 decreasing by $7,105 from May.  The median price in June 2024 was $590,000 which is 2% less than today.  (Information is courtesy of Lawyers Title Co.)

There’s alot going on right now in the Coachella Valley real estate market.  We’re heading into peak HOT months, and we are certainly past season, and we’re in a buyers’ market, so what’s it take to SELL your property???

I’m getting calls about taking over listings.  Usually they’ve expired or been cancelled and the sellers are looking for an agent to take over the listing and sell.  I like being the second agent, but I also do not want to take on listings that I cannot sell.  When I meet a potential seller, I am ready.  How??

  1.  I know my comps.  Not just for this community, but ALL surrounding comps.  What is selling?  What has sold?  What were the negatives and positives of the sold comps, and if I’m the second agent, what kept this property from selling?
  2. What is the true motivation for my sellers?  Right now, in this market, a seller must be motivated.  Even when I nail the list price so that I know there will be lots of activity, a seller still must be ready to negotiate.
  3. Buyers are golden.  Just because the offer comes in low, let it go!  In other words, don’t get insulted, don’t be emotional, just counter!  You do NOT know how much a seller is willing to pay in this market.  Do not assume you do!
  4. Your property needs to SHINE!  Highlight your upgrades, and make that place sparkle.

It’s a buyers market now!

It’s a buyers market now!  Here in the Coachella Valley, like the real estate market pretty much everywhere, except the uber luxury market, is pretty much a buyers market at this point.  If you are looking to buy or sell in the Coachella Valley, give local agent (25 years), and resident (more), a call at 760-285-3578.

When I go on a listing appointment now, I really try to impress upon my potential sellers that the market has shifted to a buyers market.  If they aren’t quite motivated, and are sort of half in and half out when it comes to really SELLING, I suggest to them that they might want to hang on to their property.  Perhaps consider leasing it?  Maybe hold and hope that as we approach out season, prices will stabilize or even go up?  Really think about how badly you want to sell.  If a seller wants to sell, they will.

Get a local, experienced agent first off.  Go over ALL the comps.  Not just in your community, but the surrounding communities as well.  Imagine you are a buyer looking for a property similar to yours that you want to sell, what other areas would you be looking in?  Other communities?  Really understand ALL the similar homes/properties available to buyers right now.  Price your property accordingly, then be open to offers.  Do NOT refuse to counter.  Buyers are golden, and this is a buyers market. What does it hurt to counter back, no matter if their initial offer is too low.  Get over it.  Don’t be proud.  If you want to sell, list it correctly, get an agent that will WORK your property, and it will sell!

Equestrian Estate builders need to be qualified!

Equestrian Estates; Fraud Alert.  Don’t get scared if you are buying or developing an equestrian estate here in the Coachella Valley.  The article about Fraud in Equestrian Estates here, is about Wellington, FL.  However, there are some really good points to think about if you are one of our many Thermal showgrounds participants or polo club members.  Local equestrian and agent, Kim Kelly, at 760-285-3578.

In the article the alleged fraud occurred when seasonal luxury equestrian owners contracted with builders to develop their property and found out they were being scammed.  Nothing has been settled yet it appears, but it got me to thinking about developing equestrian properties in general.

When you buy a piece of land with future equestrian plans in your mind, be sure you do your research.  Double check the zoning to be sure horses are allowed and how many/acre are permissible in the area.  Get fencing quotes and gate quotes.  If you’re putting in grass, be sure the land is graded properly, the soil is suitable for horses, and there is sufficient drainage.  Is there plenty of water?  You need water for the horses obviously, but also for pastures.  If you’re building a home, check to be sure you understand the availability and difference between Ag water and Domestic water costs and sources.

Hire an engineer that knows about horses.  This is very important.  When you interview contractors, be sure they understand exactly what and why you need things done a specific way.  We all know in any contractor business never to pay it all up front.  Have a payment schedule based on frequent schedule updates.  Be sure you have the names/numbers of the vendors for yourself and are allowed independent checking in with them.  Don’t harass the subs, just let them know that you are involved and are watching.  Check your contractors/subs backgrounds.  Be sure everything is in writing!

Foreclosures in Coachella Valley  I’m just talking about the Eastern Coachella Valley today.  The local desert cities of Palm Springs, Cat City, Palm Desert, Rancho Mirage, La Quinta, Indio, Indian Wells, Thermal, and Coachella.  I am not seeing many foreclosures as I show the Coachella Valley cities.  I handled many Short Sales during the last crash, and am always keeping my ears and eyes open for any trends that may be pointing to another Foreclosure crisis.  If you are looking to buy or sell, give local resident/agent, Kim Kelly a call at 760-285-3578.

According to Zillow and Redfin, there are zero foreclosures in all but two of the Coachella Valley cities.  There are currently 2 foreclosures in La Quinta, and 6 in Indio.

La Quinta:  There is currently 1 foreclosure in the La Quinta Cove.  $399,900.  1989 build of approx 1700 sf and on a single lot.  Has a pool and looks to be in pretty decent condition.

The Hideaway:  There is 1 foreclosure at the gorgeous Hideaway Golf  Club in La Quinta.  This gorgeous contemporary style home built in 2023 is approx 4370 sf, includes a casita and is listed for $4,250,000, sits on a 16.000 sf lot, and is gorgeous.  Hideaway has a monthly HOA of approx. $800/month.

The city of Indio has 6 foreclosed properties ranging in price from a mobile for $158,000 to $709,000.

A foreclosed 10 acre farm in Thermal with date trees just closed recently at approx $650,000.

So, no, I am not seeing alot of foreclosures released for sale in the Coachella Valley BUT throughout the US, foreclosures have climbed 9% from last year.

Just another beautiful day in the Coachella Valley!

Coachella Valley market shift.  My sellers are SO frustrated!  Why isn’t my property selling?  My neighbor sold his property for more money!  That may be true, but since last year, the Coachella Valley real estate market is shifting from a sellers market to a buyers market.  Inventory is on the rise, properties are sitting on the market longer, and buyers simply are not motivated.  Buyers are golden right now, so if a written offer comes in, accept or counter it.  Don’t get insulted as a seller and just not respond.  Local resident and long time agent, Kim Kelly, will give you a realistic expectation when you list.  760-285-3578.

June 2025, there were 3608 homes listed for sale.  That’s up from the 2598 homes that were listed at this same time last year.  Those numbers represent a 38%+ increase in inventory.  When the inventory goes up, sellers have to compete with more homes comparable to their own.  This often reflects a loosening up of the real estate market, and buyers have more power.

A balanced market here in the Coachella Valley, is signaled by an absorption rate of 6 months.  We are now past that at 7.2 months, so properties are sitting longer.  When buyers see this, they are obviously going to interpret this as, “I need to be careful as the market is changing.”, and “I’m NOT going to rush into buying.  I’ll just hang out and wait, or maybe I’ll throw a lowball offer at the seller and see what they say.”  There is about an 18% difference between what sellers are asking and what buyers are paying.

My advice to sellers is to be patient, price your property where it will attract eyeballs and foot traffic, then be patient.  It’s just taking longer for buyers to put pen to paper!  Then when you do get an offer, be realistic in your counter offer.  Remember..buyers are golden right now, and more than likely will have a top number in their minds, and they WILL walk if it doesn’t come to fruition.
