3 Tips for Setting a Budget

Are you ready to buy a home? 1. Clean up your credit. There are three major credit agencies that maintain records for everyone: Equifax, Experian and TransUnion. They will show all of your credit card balances, indicate if you are ever late on payments or if you have any defaults or judgments on your record. Negative information on your report will in turn lower your credit score, which will ultimately affect your interest rates and access to financing options. Obtain a regular credit monitoring service and get a credit report as soon as possible. Scour it for any errors and dispute anything that you can, as errors do happen. Try to pay down all your credit cards as much as possible as you prepare to buy a house.

2. Determine what you can afford. A great way to determine your budget is to get pre-approved by a lender. They will assess your income to debt ratio, as well as your credit, to figure out the type of loan you can afford. Experts say that your monthly payments should not exceed 26 percent of your gross income—you should also factor in the kind of debt you have as well.

3. Save for the down payment. Whether you’re looking at homes for sale in La Quinta or equestrian ranches in another part of the valley, you’re going to need to come up with a strong down payment. The basic rule of thumb is that lenders are looking for 20 percent of the purchase price as a down payment. While there are some agencies that will let you make a smaller down payment if you qualify, it’s really best to aim for 20 percent, so that your monthly payments are lower and you have greater equity from the get-go.

In honor of National Park Service Birthday, Free Entrance Days to National Parks will be celebrated at Joshua Tree National Park on Monday, August 25. Continue mowing regularly. Even though grass grows slower in the fall, it doesn’t mean you can slow down on moving and watering it. As we’ve mentioned many times in our blog, when you’re trying to sell a house, whether it’s property in Rancho Mirage, Indian Wells real estate, a beach cottage or one of the highly desirable equestrian homes in Southern California, curb appeal is key to attracting potential buyers and getting them to get out of their cars to take good long look.

Great landscaping can seriously enhance the style of your home and boost curb appeal tenfold. “Great” doesn’t necessarily have to mean expensive either. As long as it’s well-planned, intriguing and cohesive with the exterior of your home, you’ll be in great shape.

Pick a theme. Whatever you do, don’t try to combine more than one theme. Pick one and stick with it. If you’re working with Indian Wells real estate or property in Rancho Mirage, you may want to go with a desert or southwestern theme—just don’t try to mesh tropical with desert or a surf theme with Japanese garden.

Refresh planters. Get rid of weeds, prune everything so it looks neat, and plant seasonal flowers. You should also refresh mulch to replenish the color that is faded by sunlight. If you have a flower bed that has borders, make sure to clean the borders and replace anything that is damaged.

Install window boxes. Window boxes are an excellent way to add some charm to the exterior of your house.  Plant flowers and plants that mesh well with your overall color scheme.

Add some artwork. Incorporate some pieces that are immune to the elements—in other words, items that don’t require a green touch. Wind chimes, fountains, birdbaths and sculptures are all good examples of pieces that you can use to complement your color scheme and exterior design. If you choose to have a fountain, which can add a very calming element to your garden or lawn, make sure to place them on ground level where they can be seen and heard, and avoid having them close to a tree, so that leaves aren’t dropping into it.

Buying equestrian homes can be a daunting project for many, especially the first time around. There are myriad maintenance issues to consider, even when it comes to the best designed ranches and properties. Normal maintenance will definitely be a chore, and especially when the property has unique and different characteristics.
