The Coachella Valley is still a seasonal getaway, our winters are ridiculously gorgeous, and we have a million things to do. That hasn’t changed. We have more year around residents than we used to, which means our entry level market is still very strong, and our inventory is low for the $350,000 and below properties. Our luxury market is smoking..list a home for 2 million and up with a good location and Southern or Western views, BAM, it’ll go pending. Remember when you price your property, to put yourself in your buyers’ place, think about what THEY want and what THEY are willing to pay more for. Then be honest about your motivations. Why are you selling now? Is it imperative that you get this property GONE quickly? Price it to be the best value, and it will sell quickly. If you want to sell, but are willing to compete with other similar product, and wait for the buyer that will choose yours, then price it fairly based on recent comps that are similar to yours. If you don’t really care if you sell or not, and are willing to carry your property for the season..maybe longer, then go ahead and put the number on it that may not make a ton of sense, and hope the market catches up to it.
