La Quinta Sales Stats for past year. I am including both sides of the City of La Quinta, North and South of Hwy 111. The market is about the same for 2018 and 2019 throughout our coachella valley cities. Sellers that are asking too high prices, and buyers that are offering too low prices are both waiting for things to change. But it may be that “it is what it is.” IF you want to know the value of your home, ranch or vacant land, give Kim Kelly a call at 760-285-3578.
La Quinta Sales Stats for the past year don’t show much change. The three categories I’m looking at today are La Quinta North and South, Listing numbers, Pending numbers and Sold numbers.
Active La Quinta Homes For Sale: May, 2018 – July 2019
There were 614 Homes for sale 5/18, the numbers fell to their low during the summer, which is typical, (444 homes for sale), and listings peaked in February 2019 at 666 Homes for Sale. Listings continued to drop and sit at 437 active listings in July, 2019.
Pended La Quinta Homes For Sale: May 2018 – July 2019
Homes under contract and in escrow peaked at 128 in May of 2018. The lowest number actually happened in February 2019 when only 61 homes were in escrow, but then the contracts climbed to 122 homes pending in March of 2019. April and May, 2019 saw 97 homes each month, June, 2019 saw 115 homes put into escrow and then dropped in July to 101.
Sold La Quinta Homes: May, 2018 – July, 2019
The Sold La Quinta numbers mimicked the Pended numbers, though slightly lower. May of 2018 saw our highest numbers of closed sales at 128. Pretty steady through the last quarter of 2018, then in October, closed sales went to 105. November through February 2019 were very low at 58 – 61 sales per month. March, 2019 jumped to 122 closed sales. April, May, June were steady at about 100 sales per month, then plunged in July to just 74. Interesting to note that there was a huge % of cancellations. March, 2019, only 11 cancelled sales, April saw 46 cancelled sales, May saw 15 cancelled sales and June saw just 6, but JULY of 2019 saw 27 cancellations.
(All numbers taken from the area MLS) When the stock market plunges, so do closed sales…
