When I was the Manager of a New Homes Development at the start of my career in 2001, part of my job was walking the lots with the developer and builders and giving my input as to the locations. I did not know at the time why they would care what I thought..they were the experts! I now know that how a property first affects a buyer is absolutely as important as the upgrades in the home. They knew what they were looking at, and they wanted my feel. I learned alot with those guys..how the proximity to the street and traffic noise, the hours of light exposure on the lot, the flow of the home and each rooms light, the size of the lot and how the home is orientated on that lot, all affects what people will pay. We assigned lot premiums before construction BECAUSE of these things.
My two most recent sales were sold based on their locations. The market is definitely slower, but prices are stable. Meaning Sellers need to price their properties based on a realistic market evaluation..not what they could’ve gotten for their property 2 years ago! If your property has a premium location, (as these 2 properties did), they WILL sell. These 2 properties are selling for top price/sf in their respective Coachella Valley communities.
1. The Orchard in Indio, CA.: The BEST location in the community. I represented the Seller and this house presents incredibly. So, add to Location, extremely beautiful finishes and upgrades and BAM..SOLD!
2. Los Lagos, Indian Wells, CA.: This home, built in 1980 did not show particularly well..dated and in need of interior renovations, BUT a great view and location, and that is why my Buyers bought it.
So..remember that cliches come into our lives for a reason..they are used over and over again, and proved to be spot on, over and over again. When you hear “Location, Location, Location,” believe it!!
