Palm Springs, our most Westerly lying Coachella Valley city, is HOT! I don’t mean temperature either, but rather in demand for Real Estate. Why?? Chalk it up to Modernism Week, and our Valley’s close proximity to Los Angeles, (movie star land). We have been “discovered”. Seems so funny as I’ve lived here for 35 years, and knew all those years ago, how incredible our desert valley is. What’s happening in Palm Springs? What’s selling, and for how much? Real Estate Areas Within The City: The City of Palm Springs, is divided into many different areas..as are all of our cities. Certain areas are higher on the list of “undesirables”, than others. Generally, the living areas closest to the “strip”, rank higher and consequently the homes cost more. Living within walking distance to the Strip is usually the costliest. The Tennis Club, Old Las Palmas, Vista Las Palmas, and the more Easterly sides of The Movie Colony and El Mirador are all walkable. If you’re willing to buy a bit further out, NOTHING is that far apart, you would consider The Mesa, Little Tuscany, Ruth Hardy Park, Tahquitz Estate area, or Twin palms area. Each has it’s own magic, and individual qualities.
What’s Selling, and for How Much? Prices are all over the map, depending on how far North and West you are willing to buy. Further North and West is further from down town, and also windier, and a bit more airport noise. Condos can run from approx. $200,000-over 1 million. Single family residences in the more desirable Mid and South Palm Springs areas run from approx. $380,000 for a Fixer in Ruth Hardy Park area, to approx. $600,000 to start in Tahquitz River and Twin Palms area, to $800,000 to start in the Tennis Club South area. The most recent and highest priced sale that closed (per MLS), was a new build in the Tennis Club South area. It was approx. 4200 sf, 4 bed/5 baths, on a lot of approx. 22,000 sf. It sold in 1 day!
If Palm Springs is indeed becoming our “Hamptons”, we are a MUCH better buy! Fixers can be purchased for under $300/sf. Re-modeled, great location, contemporary properties are available by such iconic masters as Wexler, or Palmer & Krisel, Architects. You just have to find them!
