Let me tell you what just happened to me..I had a property listing in North Indio. Beautiful home in a family community, that the sellers turned out beautifully. They did everything a Listing Agent could ask. Removed personal items, minimized furniture and do-dads, fresh paint, new carpet..the home just sparkled! Then when we decided what to list it at, they heard me. We were prepared for multiples and we got them.
We settled on a good offer, very eager buyers, and a good agent. Pre-approved with a Lender that the buyers’ agent claimed did most of her loans and was very good. I had never worked with them, but did not fight for my Local Lender, Franklin Loans. I was told the Lender was good, and went with it..bad mistake!
The Lender was a Broker, not a direct lender, and the rep did not keep us all informed to start. When it came time to remove contingencies, they did. Home appraised, all was good, we moved toward close. Then the day of close, I and the buyers’ agent got an e-mail explaining why they could not fund..blamed the underwriter. My sellers had packed up and left, the buyers were ready to move..it was a disaster. I immediately asked a Local Lender, Walter Neil with Franklin Loans, to review the docs and help me out. He did..told me he saw no red flags, and could get it done in 12 days which is the quickest possible by law. BAM! He did too. Work with a professional, LOCAL Lender.
