Another weekend of festivities is lined up for Palm Springs Valley—and there is literally something for everyone of every age and every taste. Friday, April 19 marks the first performance of Tony Award- and Drama Desk-winning play TRU at the Annenberg Theater. Written by Jay Presson Allen, TRU is a compelling look inside the mind of Truman Capote, one of America’s most controversial authors. Set in 1975, this devastatingly witty play is adapted from Capote’s words and work, culminating in a truthful portrait of a complex and colorful man. The show will run through April 28, 2013.

This weekend also marks Weekend 2 of Coachella at the Empire Polo Club in Indio. The annual three-day music and arts festival is a favorite among music aficionados. This year’s event features rock, indie, hip hop and electronic musicians ranging from Benny Benassi and New Order to the Red Hot Chili Peppers and the Wu-Tang Clan. Music lovers from all over the world are inspired by this amazing musical festival—so much so, that some of them end up making those international real estate purchases we mention above.

On Friday, April 19, there will be the Earth Day Bird-a-Thon Century Run Bus Tour in Thousand Palms for nature lovers. It’s the perfect opportunity to glimpse the spectacular desert and mountain scenery and well-known birding and nature hotspots in and around the Coachella Valley. This film documents the artist’s life through interviews with family, friends, and members of the art community. Open to the public, these art-themed documentary films are followed by a guest speaker who discusses and answers questions regarding that night’s film. The event will be held from 6 to 8 pm. The weekend beyond Coachella

Believe it or not, Coachella isn’t the only thing going on this weekend in Palm Springs Valley.  Whether you’re a music aficionado, a nature lover or just enjoy comedy shows, there’s something cool to do. If you’re in town visiting or looking at Palm Springs homes for sale, any of these events is a great way to unwind and get to know the community better.

For starters, on Friday, April 12 comedian Brian Regan will perform his legendary stand-up act at the Spotlight Casino. The show will take place from 8 to 10 pm. Then, on April 12 and 13, the McCallum Theatre will feature the musical theater production of Spank, a parody of the book that became an international sensation this past year, Fifty Shades of Grey. This hilarious show combines musical numbers and sharp-witted comedy, as well as steamy and fun performances that will have you in stitches. Plus, it’s a great chance to see this gem of a theater that residents and owners of real estate in Palm Desert are so proud of!

Also on April 12, legendary funk band Morris Day and the Time will perform at the Morongo Casino in Cabazon. If you were a fan of Prince and saw Purple Rain, then you’ll remember the high-octane performance by the Time. You won’t want to miss these stars and their energetic, fun brand of music!

On April 13, from 10-11 am, there will be a guided public art tour at the Palm Desert Civic Center Park. CoachellaThis weekend is an amazing example of the diversity of Coachella Valley. You’ve got everything from stunning, relaxing retirement communities and celebrity golf tournaments to the hip events that people travel all over the country to attend, such as the Coachella Valley Music and Arts Festival (aka Coachella) and Stagecoach. This weekend marks Weekend One of Coachella—an event attended by everyone from international tourists and celebrities to residents and owners of real estate in Palm Springs, La Quinta, Rancho Mirage and the surrounding desert communities.

This annual three-day music and arts festival takes place at the Empire Polo Club in Indio, and features indie, rock, hip hop and electronic music. Founded by Paul Tollett, Coachella features blockbuster music acts in addition to a wide variety of installation art. The event officially began in 1999—over 10,000 people attended, with headliners including Beck, Tool, Morrissey, Rage Against the Machine and The Chemical Brothers. However, it was reported that the event didn’t generate a profit and was therefore almost ended after the inaugural event.

While there was no festival in 2000, organizers gave it another try in 2001, bringing excitement to music lovers, including those who lived nearby or owned Indio real estate. Jane’s Addiction headlined and the effort was more profitable than the first year. In 2002, the recently reunited Siouxsie and the Banshees, Oasis and Bjork headlined, proving to owners of Indio real estate and other members of the community that the event could stimulate the economy. In 2003, The Beastie Boys Red Hot Chili Peppers, Iggy Pop and The Stooges performed, selling out and drawing worldwide attention to the event.

Since then, the event continued to expand—in 2012, it was scheduled to take place over two weekends, becoming an even bigger draw to attendees from all across the globe. An extremely popular array of diverse, award-winning and legendary musicians and bands who have performed at this festival include Arcade Fire, Duran Duran, Prince, Madonna, Paul McCartney, Kanye West, Blur, Muse, Swedish House Mafia, Daft Punk, The Cure, The Killers, Arctic Monkeys, Nine Inch Nails, Gorillaz, Radiohead, MGMT, The White Stripes, Roger Waters, Florence and the Machine, Swedish House Mafia, Snoop Dogg, Jay-Z and even a hologram of Tupac Shakur.

This year’s lineup includes the Red Hot Chili Peppers, Social Distortion, Wu-Tang Clan, Nick Cave and The Bad Seeds, New Order, Benny Benassi, Lumineers, La Roux, Moby, Vampire Weekend, Eric Prydz, Descendants and many other killer acts.

Realizing your dream of being a real estate owner with a mortgage loan

Everyone nurtures the dream of buying a home and being a real estate owner. Some buy and some step back as they lack funds with which they can buy their home. Buying a home is perhaps the biggest purchase that you have to make in your lifetime as the amount involved is a huge one. Although there are mortgage loans that you can take out in order to realize your dream of being a real estate owner, there are some who don’t qualify for such loans due to inability to make the monthly payments and lack of good credit score. Are you too wondering about the possibilities of getting a mortgage loan? If answered yes, check out the tips that can help you grab the best mortgage loan in the market.

  • Try and improve your credit score: Are you about to take out a mortgage loan without evaluating your credit score? If yes, stop there and make sure that a bad credit score can get you a mortgage loan that is way beyond your means. A mortgage lender will first check your credit score and then think of lending you a loan amount. The better your credit score, the better will be the rate that you’ll be offered and with a lower interest rate. If you have a bad credit score that is below 700, the lender will know that you haven’t been good at managing your finances and your liabilities. In order to reduce their risk, they will charge you high interest rates.
  • Lower your DTI ratio: Another ratio that you need to check apart from your credit score is your DTI ratio. This is the ratio between the debt obligations that you have and the income that you earn in a month. If you have a high DTI ratio, the lender will know that you might default on the mortgage payments as you have too many liabilities to meet in a month. But if you can pay off your debt and lower the DTI ratio, you can easily grab a mortgage within your means.
  • Save enough money for the required down payment: When you take out a home mortgage loan, you have to save enough money for the down payment. Generally, most lenders will ask for a down payment of at least 20% of the loan amount and if you fail to pay this amount, you’ll have to pay the PMIs or the Private Mortgage Insurance payments. These payments will increase the monthly installments and therefore it is certainly better to save money for the down payment.

Therefore, when you’re about to take out a mortgage loan to buy a real estate property, make sure you follow the above mentioned points. Manage your money so as to be able to make timely payments on the loan so that you don’t risk losing your home to a foreclosure.

Jump into Spring this week in Palm Desert

When is the best time to buy a home? Or when do you think it’s favorable or appropriate to buy a home?

If you have plans to buy a new home this month or year, this article will give you a few hints on the best times to negotiate a house deal. Before I continue with the main subject of this post, I’d like to share this story with you:

Last month, my uncle told me that he wants a new place for his family but didn’t know how to go about it. Before selling his home, he had to face the stress of getting buyers and a certified realtor, until he came across a real estate agent on a public bus one day. My Uncle narrated his ordeal and told him how challenging it is for him to sell his home. After their discussion, the real estate agent scheduled a meeting with him the following day; (which was a Monday) and began to counsel him on when best to sell and buy a home.

Below are some of the tips that he shared :
Do you know that spring is the best time to sell a home? In fact, there’s nothing that beats the spring market. Phones and cell phones ring constantly, everybody wants to buy and sell, everybody wants a good deal. While there’s nothing more on the market in the spring than any other season of the year, it’s the ideal time to get a good offer.

But do you know that there’s another day of the year that’s more favorable to buy a home?

It is Easter Sunday. I once heard the story of a young man looking to buy a home on the outskirts of Colorado at Easter. The man immediately inspected the home and wrote an offer. In fact, the offer was signed and accepted on Easter Sunday. The deal was a good one, and the amazing thing was that, he had no competitors.

If you’re planning on buying a new home this season, wait until Easter! It’s the best time to buy a home; trust me!

Pro tip: in case you don’t know, Easter Sunday is the first Sunday in the ecclesiastical moon after vernal equinox, and it falls sometime between March 23 to April 25; depending on location or country.

Another best time to buy a home is Christmas day.
Why is Christmas season so attractive? Simply because everybody is more inclined to be generous even if it means coming below the price. During Christmas, you’d often hear, ”Hey, it’s Christmas; you don’t have to negotiate, just sign it”! It’s that easy.

Another reason why Christmas seems to be the best time to buy a home is because, few buyers shop homes; therefore competition is usually low. In fact, home prices are usually 12-month low during Christmas season.

The key is to have a real estate agent who will work during Christmas (though this can be a challenging task) but there are those agents out there.

A weekend of art, funk and dinosaurs

There is something for every type of music lover as well, starting with Desert Symphony: Almost Elton John at the McCallum Theatre on April 5 from 9 to 11 pm. The Desert Symphony will present Craig A. Meyer, who is widely considered to be one of the best Elton John tribute artists due to his striking resemblance and amazing skills on the piano. Also on Friday from 9 to 11 pm, the Grammy-award winning Commodores, one of America’s favorite Motown funk/soul of the 1970s and 1980s will perform at The Show at Agua Caliente Casino. And at the Morongo Casino, world famous George Clinton will share his brand of funk. This show also takes place from 9 to 11 pm.
