Coachella Valley’s most expensive homes.  Let’s take a look at the top tier prices for our Coachella Valley cities.  The real estate market is kind of stuck right now, but I do not see prices dropping.  I do see sellers waiting to list their properties until the end of the year, and I see buyers being very firm with their offer prices.  I think the high Interest rates have hit sales for sure, and I also think buyers and sellers are waiting to see what happens with the elections.  The high end real estate market for America as reported by Realtor.com is very interesting!  If you are looking to buy or sell in the near future, or just want a valuation of your property, give local resident/agent, Kim Kelly a call at 760-285-3578.

Coachella Valley’s Most Expensive Homes; city by city (per MLS)

La Quinta:  We have two properties in La Quinta.  The Merv Griffin Estate just came on at 36 million for 40 acres, 13 beds/12 bathrooms in 10,685 sf.  Currently an event site, but it has beautiful barns, turnouts and Casitas.  The top tier listing in La Quinta right now is at The Madison Club and listed at $39,500,000.  8 beds/14 baths, 2023 build of 17,000 + sf., and sitting on a 48,000 sf lot.

There are no homes in escrow as of today, and over the past 6 months, there have been 2 homes closed.  One Villa was sold for 5.1 mil, and one custom estate home was sold for 10.3 mil.  There are often homes sold off market in this club as well!

Multi acre estates are in high demand in the Coachella Valley!

Coachella Valley real estate update.  The peak season for the desert real estate market is typically the 4th quarter, and this year has been no different.  The Coachella Valley is nobody’s secret any longer!  Call Kimberley Kelly, local desert realtor and resident at 760-285-3578.

Inventory is still less than half of what it was a year ago (915 vs. 2,014), and less than a third of what it was in October of 2019 (3,010). Are we going to see the explosion of listings that those in the Real Estate industry have been clamoring for? Or, will we see the normal seasonal increase in listings that would get us just above a thousand? Either way, it’s going to be an interesting season coming up in 2022.

The other current housing market stats remain pretty consistent. Median months of sales remain just under 1.0 (under 3.0 would indicate a sellers market), and the average discount rate is at a premium of 1.1%, meaning the average home is selling for 1.1% above list price. Average total number of sales are down 28% from a year ago (806 vs. 1,120), but still higher than what we experienced years prior. In fact, the number of sales has decreased year over year in every price point except homes above $1 Million. The largest decrease in the number of sale was in homes priced under $400k.

Sellers are getting stubborn!!  We all know it’s a sellers market here in the Coachella Valley..well, almost everywhere to be more accurate.  What’s changing in the real estate market?  I’ve been a local realtor selling the Coachella Valley for 20 years now, and living here for much longer.  I’ve been through cycles before, and we have been going through a peak price cycle for the past year.  But in actuality, our valley has seen rising prices for the past several years, and sellers feel they are in the drivers seat!  Pretty much true in all our desert cities, Palm Springs in the West to Coachella in the East.

It feels like the market is softening.  Not crashing, just not as frantic as it was.  What I see is that a premier property, meaning one that shows fantastic, has perfect sun orientation and great views will still command multiple showings and offerings.  But..the properties that are not as cherry, those sellers are increasingly stubborn about the value of their property.

If you are a seller, lucky enough to be in a position to sell your property at the top of the market..such as now, be grateful!  Trust your local agent and price it well, but listen to the buyers.  Buyers set the market value..not sellers.  Several times now, I’ve taken qualified buyers to properties and we are met with stiff requirements regarding writing offers.  I’m seeing properties on busy streets with enormously over valued price tags on them.  Sellers need to remember that if there are negatives to their properties, they need to reflect those in the list price.
