Finding Your Dream Neighborhood

Residential NeighborhoodIf you’ve got your financial house in order and have pre-qualified for a loan, you’re probably itching to start house hunting. Before you start scheduling viewings of Palm Springs real estate and trying to find the perfect house, your next step should be scouting out the neighborhoods you’re interested in.

Whether you’re interested in real estate in La Quinta or properties in Indio, the neighborhood where you live will have great impact on your life. It will affect your commute, the schools that your children attend, your proximity to dining and shopping options, access to recreational activities and whether or not your children can play safely outdoors, among other aspects.

One of the easiest ways to ensure that you’re looking at the right neighborhoods when you’re viewing listings of Palm Springs homes for sale is to work with a realtor that has local expertise. They will know which areas are safest and most convenient, and may already have some ideas for you when it comes to available listings.

Once you get some suggestions from your realtor, get in your car and explore the neighborhoods they recommend. Assess the general appearance of the residences in the area—are they nicely landscaped and maintained? Do you see children playing? Is there a park or playground nearby? If you’re single or one half of a new couple, does there seem to be others in the same age range living there? On the other end of the spectrum, are you looking for a place to retire? You may already be certain that you’re interested in real estate in La Quinta or Palm Desert, for example, but a real estate professional will be able to give you deeper insight about the strengths and weaknesses of the specific areas you’re interested in, and can provide information about property values and the community’s overall health.

4 Reasons to Buy at Year’s End

Buy House Showing Investment In Residential HomeWhile summer is often the busiest season in the real estate market, there are many excellent reasons to buy property at the year’s end. There is always inventory to be had, so if this month fits your timeline and you’re ready to look at Palm Springs homes for sale, read on for some other motivating factors.

1. Tax savings. One of the major benefits of buying a house by December 31 is that you can enjoy some substantial tax savings. When you close by the end of the year, you can deduct property taxes, mortgage interest and points on your loan.

2. Better pricing. Many times, you may be able to get a better price on the homes you are looking at because sellers may be more motivated at the end of the year. If they have found and bought their own dream house, they will want to enjoy their own tax savings on their new property. In order to meet tax deadlines, they may consider a lower bid on their home.

3. Savings on moving costs. Spring and summer are typically the busiest months for moving companies and can book up anywhere from a month to six weeks in advance. Less people tend to move during fall and winter, so you’ll be able to book your ideal moving date easier and may be able to negotiate lower prices. The same goes for rental equipment and trucks.

4. Builder incentives. If you buy a brand new home and it needs upgrades or to be built out, you may also be able to negotiate a better deal with builders. They may be pushing to close their own books on the year and meet their quotas.

Why Own a Vacation Home in Palm Springs?

Palm Springs homes for saleIf you’re lucky enough to be in the market for a vacation home, Palm Springs is an ideal location. Many search for Palm Springs homes for sale or properties in other parts of the Coachella Valley for retirement or simply as a getaway, due to its gorgeous year round weather, access to recreational activities and laidback lifestyle.

One of the many benefits of purchasing Indian Wells real estate or any other property in a popular vacation destination for a second home is that the it will most likely retain its value and possibly yield nice long-term profits if buyers plan to resell. In an area such as Palm Springs, there is really only a certain amount of area to build upon, so this causes the demand for Palm Springs homes for sale to increase over time. While fluctuations in the real estate market are difficult to predict, homes in resort-like towns tend to maintain their value and stay in demand.

The tax advantages of owning second homes are very attractive as well. If you spend most of your time at your primary residence and only a certain amount of time in your vacation home, then you may be able to deduct the mortgage and property taxes associated with the second property.

Another benefit of owning Indian Wells real estate or property in one of the other bucolic desert towns is that it’s easy to rent out during the time you don’t live there. You may also be able to deduct some of the expenses associated with the rental, such as utilities, internet service, telephone service, maintenance and housekeeping. In areas that are sunny year round, such as Palm Springs, it’s easy to attract tenants and vacation rentals from the pool of snowbirds who want to get away from the cold weather. Often times, these rentals translate to a nice profit margin during the time you’re away.
