A romantic evening on a Full Moon Trail Ride in Morongo Valley
Equestrian activities in the Palm Springs Valley are plentiful, so if you happen to be a horse person, rest assured there is no lack of exciting things to experience here in the desert. Whether it’s watching world class horse events held in the east valley – Indio, Coachella, Thermal area… or trail riding in the Palm Springs, High Desert area, your options are many.
SADDLE UP FOR A TRAIL RIDE
Trail riding is such a wonderful way to get intimate with the desert landscape. It’s meditative. You’re surrounded by nature as you wind your way on horseback through the ruggedly beautiful canyons of the local mountains with the sun on your back. Palm Springs is fortunate to be home to historic Smoke Tree Stables, tucked away off of the busy thoroughfare of Highway 111. There you will find group packages available for trail riding adventures into nearby Indian Canyons, where the Cahuilla Indians used to roam and native palm oases and streams grace the landscape. Picnic lunches or western cookouts can be included, whatever your fancy.
You can also hightail it up to the High Desert area of Morongo Valley for trail riding… it’s just a short 20 minute drive up Hwy. 62 from Palm Springs. The High Desert offers it’s own brand of magic, as it’s typically at least 10 degrees cooler up there (which is nice in the summer) and the scenic views of snow-capped Mount San Jacinto and Mount San Gorgonio absolutely take your breath away. You’ll think you’re in the Swiss Alps.
Here in the Palm Springs Valley, equestrian properties are really starting to move. That’s good news for my Land and Equestrian Property Listings, but can a potential buyer obtain a Loan? Realtors that deal in Land, and Equestrian Properties, know that obtaining loans for vacant Land is pretty close to impossible. Why would a lender lend money on something that is difficult to appraise, and doesn’t have anything of tangible value on it?
Equestrian Properties, however, often have homes, barns, and a variety of other amenities. Loans ARE available here in the Local area. I just closed on a 5 acre equestrian property and the new Buyers obtained a Conventional Loan. They did, however, take my advice and got their loan with a LOCAL Lender! Listen to the video here, to get some ideas about “choosing Lenders.”
Though Loans are available, the Lenders will be sticky about the appraisal, and must understand area values. If you don’t go with a Local Lender, it may be much more difficult to get financing on your Equestrian property.
I had the privilege of representing BOTH the Seller on this tranquil Equestrian Estate in Vista Santa Rosa, California, and also the Buyers. Located right by the border of La Quinta, this particular area is fast becoming known as “The Rodeo Drive of Horse Property!” 82480 Avenue 54 is fondly known as THE MANSION ON 54TH. Originally designed and built by Tennis Legend, Vic Braden, this 5 acre Estate rests behind entry gates, that open to a private road. The road circles by the Pond in the front of the main house, which is where the Canal water is held before it’s used for irrigation.
The estate is zoned for horses, but Mr. Braden chose to use it as his desert Tennis Retreat. The Tennis court has since been covered up as the current owner has chosen to surround the elevated home site with lush grass, citrus trees, and desert flora. The property is completely fenced, and has a back up source of water in it’s private well.

What a GREAT location for an equestrian minded owner. One of the few, smaller sized facilities at approx. 20 acres WITH two sources of water. A personal Well, and Coachella Valley Ag water for irrigating. This farm is offered at $1,500,000..which shakes out at approx. $75,000/acre, making it one of the best values in this location. Located at 85501 61st Ave., Thermal, California, the electronic entry gates open to the two paved lanes of 61st Avenue. The wide entry makes entering or leaving the farm with a large rig very easy.
Completely fenced, this working farm currently serves as a horse lay up and training facility. There is a large Mobile home with parking areas, as well as a small, caretakers cottage, which is currently rented out. The barn is a 10 stall Breezeway barn, and includes a Grooms’ quarters with bathroom, and wall A/C unit. There are several large Pastures, a hot walker, and a small Kennel.
The best feature of this farm is it’s LOCATION! Take the Aerial Tour here..
The HITS horse show entry is approx. 10 minutes away pulling a rig, Eldorado and Empire Polo Clubs are approx. 20 minute haul with horses, the Thermal Club Race Track is approx. 10 minutes East of this farm, and you are an approx. 15 minute drive from the City of Coachella, with it’s shopping centers and city amenities. This property would make a phenomenol Organic Farm, Date Farm, or Boarding Facility. Call me for your personal tour today! 760-285-3578
This working farm is approx. 76 acres in it’s entirety, and is one of the last LARGE parcels remaining on the La Quinta border. This Aerial tour greatly helps see exactly where the perimeter streets are, and what the surrounding area looks like..
The seller is also offering the 20 acres to the Western side of this farm, ( the stick-n-ball field and paddocks in the Aerial) for sale. If a buyer looking for Equestrian land right on the border of La Quinta wanted just the 20 acre parcel, it could be purchased for $100,000/acre. The Seller is also offering the Eastern 20 acre parcel (Jackson St. would be the Easterly boundary), for $90,000/acre.
This working Farm sits on an elevated corner parcel at the intersection of Avenue 53 and Jackson in Coachella, California. It is entirely fenced, has two large reservoirs for plenty of water, electricity to the farm, and currently is used as a horse lay up facility. There are TWO entrance gated to this property. One is a gated road off of Avenue 53, and the other opens to Jackson St.
There are multiple opportunities here for an equestrian minded buyer! Schedule your tour today! 760-285-3578
I had the pleasure of Listing this beautiful horse farm at 57300 Jackson St. in Thermal, Calif. The Seller had relocated out of the country for business, and I marketed it throughout our Local and Non-local horsey communities. The new buyers came to me through an ad I ran. HITS horseshow competitors, they were looking for a small farm (9.8 acres in this case!).

The Perimeter fencing is chain link, and the interior fencing is horse safe, vinyl on wood posts. The gated driveway is wide and graceful, allowing plenty of room for large trucks and rigs filled with horses.
The farm is efficiently laid out with paddocks on both sides of the driveway, and TWO barns are located at the back of the farm. Each Barn has 20 covered stalls and 2 good sized tackrooms. There is also a round pen for starting young horses, or blowing off steam for a spunky one!
