Buyers and Sellers of ALL properties here in the Palm Springs Valley-return all of your documents! Whether it’s a Short Sale, Foreclosure, or equity Sale, there always seems to be a “few missed.”
A word of caution to Buyers and Sellers alike…please review your docs carefully and return them all. Docusign helps dramatically, but as the deal moves forward, there are going to be disclosures coming from the other side, negotiations on Repairs and credits, Pest results and potential negotiations..really, on and on.
Read your documents slowly, review them carefully, call with any questions, sign and date every single place indicated (I always put large arrows so you cannot miss them.), and return them all together when possible as it is then easier to track what you have signed and returned. If a signature/date place is missed, it will be returned. Not a panic, but a time waster.
With so many of my Sales coming from out of towners, it is really critical to slow down, ask questions, then take your time signing/dating the docs. Most importantly? Return them! Always call with ANY questions, then follow up and return all the docs. If you delay, you may misplace something and then when the clock is ticking down, the pressure intensifies..who needs that?

In July, contracts to buy previously owned homes rose to their highest level in more than two years… suggesting that the Housing Market Recovery is Making Headway.
The Pending Home Sales Index set by the National Association of Realtors, based on contracts signed in July, rose 2.4 % to 101.7 – the highest level since April 2010… and just before the deadline for the home buyer tax credit.
With gains in home construction and sales and prices, the report was just the latest one to show momentum in housing market recovery. Pending home sales were up 12.4% year-over-year in July.
Monthly increases in home buying activity were seen in all regions except for the West. . . this is because of the extreme lack of inventory there. The West saw a 1.7% drop in contracts last month. Contracts in the Northeast gained 0.5 % last month and the Midwest increased 3.4%. In the South, contracts rose 5.2%.

Showed in Tamarask Country Club yesterday..it is like stepping into an older, quiet neighborhood that is so beautiful, lush and green, you simply cannot believe you are still in the desert! The Views are extraordinary..especially when it is crystal clear like it was yesterday.
There were several Open Houses offered for viewing over the Labor Day weekend and we saw several of them. The Tamarask Country Club and the surrounding neighborhoods are stunning and very unique. There outlying areas of the club and some of the older interior areas have no HOA’s or very low HOA’s. We went into one cul-de-sac which housed 3 homes off of La Paz and the HOA was approx. $60/quarter! There are small enclaves of these “gated” areas, and then there are wide open streets that wind gently around the golf course.
The homes are a huge variety of styles, architectural details, unique rooflines, ages and different degrees of updating, making for an interesting and never cookie cutter feel to this neighborhood.
