Here in the Palm Springs Valley, equestrian properties are really starting to move. That’s good news for my Land and Equestrian Property Listings, but can a potential buyer obtain a Loan? Realtors that deal in Land, and Equestrian Properties, know that obtaining loans for vacant Land is pretty close to impossible. Why would a lender lend money on something that is difficult to appraise, and doesn’t have anything of tangible value on it?
Equestrian Properties, however, often have homes, barns, and a variety of other amenities. Loans ARE available here in the Local area. I just closed on a 5 acre equestrian property and the new Buyers obtained a Conventional Loan. They did, however, take my advice and got their loan with a LOCAL Lender! Though Loans are available, the Lenders will be sticky about the appraisal, and must understand area values. If you don’t go with a Local Lender, it may be much more difficult to get financing on your Equestrian property.

La Quinta home buyers
Loans are tougher to qualify for today-that’s a fact. But compared to what?? If you’re looking for a home in La Quinta or one of the other Palm Springs Valley cities, do NOT despair. Requirements are tighter than they were during the craziness of the “100%, no doc Loan days in 2004-2006”, but that’s a GOOD thing! We all know how that turned out.
Had a Foreclosure or Short sale? It may not be as tough as you imagine to get another Loan, and purchase a property. Down Payment Resource (DPR), is looking to educate potential buyers about hard to find financial resources and programs that may be available to them. DPR allows prospective buyers to mine the company’s national database of 2,300 different programs in their local areas to find different loan sources. There could be grants, federal housing programs, delayed repayment loans, Interest free loans and more.
Foreclosures and Short Sales in your background does not necessarily mean there are no loans available to you. If you have re-established yourself, you may qualify for one of these programs.

La Quinta owners golf cheap at Silver Rock!
I often have potential La Quinta home buyers ask me what the main difference is between Golf, and Non-golf course communities. La Quinta has both. We have both Public and Private courses, and our La Quinta Public course, Silver Rock is gorgeous, welcoming and stellar! Well, the obvious difference is the GOLF of course, but a little less understood is the difference in monthly HOA dues, level of traffic, rights of home-owners, and many other things. Living on a golf course is great…if you’re a golfer! Maybe not a preference if you’re a “sometime golfer”, who would just asoon have quiet and privacy.
La Quinta Golf Course Communities are many, but a few of the Most Popular are, The Tradition, The Citrus, The Hideaway, Mountain View CC, and of course at the top of the pile is the stunning Madison Club.
Because there are several clubs to choose between, do your research with a local Realtor, who knows the different clubs, and what each has to offer. If you’re a serious golfer, or more of a social family that also golfs, your home choice may be quite different. Budget is another consideration.
