Father’s Day weekend in Palm Springs

Saturday, June 15 from 8 to 10 pm the world famous Bad Company Starring Paul Rodgers will perform at The Show at Agua Caliente Casino. Singles by the English rock super group, such as Bad Company, Can’t Get Enough, Good Lovin’ Gone Bad and Feel Like Makin’ Love are considered classic staples of rock radio.

When is the best time to buy a home? Or when do you think it’s favorable or appropriate to buy a home?

If you have plans to buy a new home this month or year, this article will give you a few hints on the best times to negotiate a house deal. Before I continue with the main subject of this post, I’d like to share this story with you:

Last month, my uncle told me that he wants a new place for his family but didn’t know how to go about it. Before selling his home, he had to face the stress of getting buyers and a certified realtor, until he came across a real estate agent on a public bus one day. My Uncle narrated his ordeal and told him how challenging it is for him to sell his home. After their discussion, the real estate agent scheduled a meeting with him the following day; (which was a Monday) and began to counsel him on when best to sell and buy a home.

Below are some of the tips that he shared :
Do you know that spring is the best time to sell a home? In fact, there’s nothing that beats the spring market. Phones and cell phones ring constantly, everybody wants to buy and sell, everybody wants a good deal. While there’s nothing more on the market in the spring than any other season of the year, it’s the ideal time to get a good offer.

But do you know that there’s another day of the year that’s more favorable to buy a home?

It is Easter Sunday. I once heard the story of a young man looking to buy a home on the outskirts of Colorado at Easter. The man immediately inspected the home and wrote an offer. In fact, the offer was signed and accepted on Easter Sunday. The deal was a good one, and the amazing thing was that, he had no competitors.

If you’re planning on buying a new home this season, wait until Easter! It’s the best time to buy a home; trust me!

Pro tip: in case you don’t know, Easter Sunday is the first Sunday in the ecclesiastical moon after vernal equinox, and it falls sometime between March 23 to April 25; depending on location or country.

Another best time to buy a home is Christmas day.
Why is Christmas season so attractive? Simply because everybody is more inclined to be generous even if it means coming below the price. During Christmas, you’d often hear, ”Hey, it’s Christmas; you don’t have to negotiate, just sign it”! It’s that easy.

Another reason why Christmas seems to be the best time to buy a home is because, few buyers shop homes; therefore competition is usually low. In fact, home prices are usually 12-month low during Christmas season.

The key is to have a real estate agent who will work during Christmas (though this can be a challenging task) but there are those agents out there.

If you’re considering buying a home, then it’s time to arm yourself with a game plan. Whether you’re interested in finding a beach house, a condo or luxury properties in La Quinta, there are some strategies you should put into place and information you should seek when preparing for such an important transaction.

The most important step on this checklist is to find a real estate professional that you trust and that has the right expertise for your transaction. Deciding to hire the right kind of broker, short sale realtor or other type of agent for the type of purchase you want to make is what will make the difference between a stressful transaction and one that moves forward smoothly and productively.

One of the next most important things is to get your credit score as high as possible. The higher it is, the lower both your down payment and monthly payments will be. Depending on the market, many experts say that to avoid paying huge fees and having to put down a sizeable down payment, you should probably strive for a credit score of 700 and above. While there are many qualified buyers in lower ranges, this is a good number to work towards. Pull your credit reports and dispute any discrepancies, and stop applying for new credit for about a year before you plan to start looking for that gorgeous beach house or luxury properties in La Quinta.

Next up on our checklist: seek a price range that’s within your financial comfort zone. Certain financiers require your monthly payments not to exceed between 28 and 31 percent of your monthly income. This is a good formula to work with when assessing the home you can afford—you should calculate the potential payments for a property in your price range and add in any increased expenses, such as insurance or HOA fees, and see if you can live with the difference.

Finally, start saving now. Most real estate professionals recommend saving around 20 percent of the intended price range for a down payment. Obviously, some lenders accept much less, but a larger down payment may be better for your future. Start saving now, even if you’re not in the market yet. When you do enter the marketplace, and if you’re working with a good short sale realtor, you may need to move faster than you thought when some incredible deal comes your way.

A culture-filled weekend in Palm Springs
