The Coachella Valley Music & Arts festival has two sides to it.

Coachella Valley festival is consumer madness.  So I went to Target on Friday!  What was I thinking???  When you live here in the Coachella Valley year round, it’s easy to forget when the festival starts.  Guilty.  There were literally lines around the side of the store in the WILL CALL line.  Then inside the store were more lines for IV hydration, and a make up booth, both with long lines.  Wow!  But the other thing I experienced was how happy, friendly, laughing and excited everyone in line was.  The energy and smiles are infectious, and the outfits are fabulous!  For me, the Coachella Festival was perfectly captured in this experience.  Local resident and agent, Kim Kelly, can help you buy or sell your Coachella Valley property, 760-285-3578.

In todays LA Times Business section, there was a great article about how brands cash in on the Consumer wonderland, which is known as the Coachella Valley Music and Arts Festival.  These next 3 weekends are power house sales weekends for local merchants, owners of short term vacation rentals, and event sites.  As a local, it is a pain to deal with the additional traffic the festival brings in.  I have to take a completely different route to the East Valley to ride, or to show land or farms, and I simply do not go grocery shopping unless there is zero in the house.  BUT, I and the rest of us locals, completely get how important the festival is to our local economy.

I deal in multi acre event and equestrian sites throughout our Coachella Valley as well as houses of course.  There haven’t been many deals in the multi acre sites, but I have noticed a huge decline in inventory overall in the past 6 months or so.  The festival grounds on their own are special..and huge.  Buyers looking for STVR properties are being very selective, and negotiating hard, often based on the past 2 years books associated with the property.

I suspect it’s part of the Coachella Valley festival party mentality to have a blast while in town, and also to absorb the amazing desert landscape and views.  I’ve met many buyers over my 25 years as a realtor here in town who literally got interested in the valley because they drove around during the day before hitting festival to party!  Take a look at this amazing 35 acre date farm and processing facility in Coachella Valley.

Coachella Valley Festival traffic is always a challenge!  I live here year round in La Quinta, sell real estate in all 9 desert cities, and keep my horses in Coachella, so I need to plan my attacks during festival.  The first weekend of the festival is over and I am happy to report that our local roads were congested to be sure, but also flowed to keep people moving along.  This is the Festival Map provided by the City, which helps to orientate you.

The roads are clearly marked here in the desert, so pay attention.  There are quite a few traffic roundabouts in the desert valley, which are very successful in keeping traffic slow and moving.  You will run into one on Jefferson and 52, and again on Jefferson just in front of the Hideaway Golf Club.

Homeowners that live near Coachella Festival grounds, such as at Rancho Santana, anywhere on Avenue 49, The Citrus Club, Tradition and Hideaway, are all issued passes, and if you go to the stores, or restaurants fairly early, you’ll be fine.  I’ve asked local restaurant owners if they saw large influxes of clients.  Old Town La Quinta, says quite the opposite..people stay away for the weekends of festival.  Marios on 50/Jefferson says it’s just normal numbers.  Take a look at this potential Short Term Rental investment property, known as Pineapple Hill Retreat, offered at just $1,650,000.

Locals and the Music Festival!!  As with all relationships,there is a yin and a yang to the three weekends of the Coachella Music Festivals.  The first two bring in current superstars, future hopefuls, and recent New Musical discoveries in the Coachella Music Festival.  The only difference this season was the SIZE of the Festival..the city approved a newly enhanced limit of 125,000 people.  The grounds themselves were larger too.  All this was FANTASTIC!  But…increased traffic, increased litter, long waits, detours to stay away from the busy streets..some inconveniences for us locals.
