What makes the Norman Estates at PGA West in La Quinta different than other golf course communities?  There are several unique characteristics of this small, friendly, “neighborhood within a community.”  Greg Norman designed the community as well as the Norman course that flows around it.  The Norman course is the only desert style golf course at PGA West, and now with the drought, we can see that it was ahead of it’s time!  There is also a friendly “Australian style” clubhouse, that is warm and friendly.

Each course at PGA West is gated, with 24 hour monitoring.  The Norman Estates at PGA West, has a second, pass code protected gate within the PGA West entry gate, creating a really private community.  There are only 58 semi-custom homes at Norman Estates.  The neighborhood is Tuscan inspired, lots are very large for golf course homes, (smallest is 14,000+ sf.), and there are several exterior elevations, helping to create a varied look from home to home.

How do I set the Sales Price for my Palm Springs Valley property?

Arriving at a Sales Price for your Palm Springs Valley property involves careful evaluation of many things..mostly moving parts.  Your Sales Price may be a bit different than your Listing Price. The short video is pretty right on as far as basic considerations in arriving at a number…There are several other factors to think about when you are deciding what you will accept in terms of a “Sale Price” on your property.  Here in the Palm Springs Valley, it is important to consider Location of your property within the community itself.  How many hours of sun are on your outdoor area on average/day?  What are your views? And one factor that is often over looked is “What is your back story?”

If  you have a home to sell in The Hideaway Golf Club, for example, you would of course go over the SOLD comps very carefully with your Realtor.  But it’s also critical for your Realtor to know “the back story” of those closed homes.  Why did that particular home sell for that price/sf?  What was the owners’ motivation?  Were there issues with the condition of the property?  Did the Sellers credit the Buyers’ some money at close?  Many things can influence the reasons why a Seller accepts a particular price.

What WERE those amenities??

Be sure you are working with an Agent that knows the location, the community, the type of property, and the recent comparables.  Then consider your OWN back story when thinking about how much you will need to sell your property.

La Quinta, California is steaming ahead through the summer months when it comes to Million dollar + priced property sales.  Between June 30 and today, there have been 43 La Quinta properties in this price point put into Escrow, or SOLD.  Most of the Sales have been in the HOT, HOT, HOT community of Andalusia.  Andalusia is one of our newest, and also most Easterly Golf Course developments in the city.  The entry gates are located off of Madison St., just North of Avenue 62, and around the corner from the ever popular Trilogy Golf Club.

Andalusia in La Quinta, offers new homes ranging from approx. 3,000 sf to approx. 5300 sf.  There are currently 26 new homes in Escrow, as well as a couple Resale homes in Escrow.  Several other La Quinta golf developments have recent sales, including one closed at The Hideaway for $2.3+ million.  There are 3 homes in Escrow at The Citrus, as well as one closed sale at 1.235 million.  One home closed at Lake La Quinta, and PGA West steps up with 2 homes closed and 2 in escrow..all over 1.1 million.  Rancho La Quinta on Washington St. has 3 homes in Escrow and Mountain View CC has a recent SOLD, and another in Escrow.

SOLD in the past several weeks; summer season is on fire!

It is HOT here in the Palm Springs area..afterall, we are a desert!  Normally our summer season slows down quite a bit from high season, and this summer DID slow down.  However, it has been a steady stream of sales for established Realtors.  I just sold another Listing and am actively seeking new Listings here in our desert cities so that I may expose them to my supurb marketing system!  July saw our 7th consecutive month of price increases for our Riverside County homes (CDAR housing report).  Absolutely true, but my Sellers have to be careful not to OVER price their property.  Whether you own Land, an Equestrian Ranch, or a Residential property, price it appropriately to SELL!

Your Realtor should advise you of a price/sf that is based on solid comparables and recent sales.  After that number is established, you and your Realtor must review carefully y our own personal situation.  Do you need to get out now?  Are you ok with taking a chance that you will get more money in the high season?  Are there family issues?  Share all the pertinent information with your Realtor and your La Quinta property will SELL!  Who wants to see a FOR SALE sign stuck in the ground if not to actually SELL their property????

My Sales over the past 3 weeks..

1.  Lavender Way, Canyon Crest  in central Palm Desert.  I am representing the Seller and we listed at $413,500..a little ahead of the market.  We received a full price cash offer after a couple months of extensive marketing/showings.

2.  The Hideaway Golf Club; La Quinta.  I brought my Canadian buyers to this lovely home with startling golf course, to Santa Rosa mountain views.  $2,795,000.  Our local high end golf clubs have been gaining traction over the past 6 months and I expect the price/sf to see a slow, stead rise throughout the winter season.

3.  PGA West, Norman course; La Quinta.  I am representing the Sellers at $1,349,000.  Again..just ahead of the market based on recent comparables, but a very patient Seller.  Listed at approx. 100 days, we got our number.

Buying in the Palm Springs Valley is a dream for many foreigners.  Our warm winters are not to be beat.  Golfing, hiking, biking, swimming, shopping, dining outside in the middle of winter, strolling the local art galleries, heading out to cabazon for some killer designer shopping..whatever.  There is no reason NOT to buy a winter investment home here in the desert, but be smart.  Consult your CPA or tax attorney first!

Indian Wells Country Club, located in the center of our Palm Springs Valley, is one of our more established country clubs.  The entry is right off of 111, HOA’s are low, and there are several gated and non-gated areas within the country club that feature special amenities and architectural styles..such as Manitou Springs.

Equestrian land for sale in Palm Springs Valley

Land and Ranches..now’s the time to List!

It just may be the BEST time to list your vacant land, farm or ranch in the Coachella Valley. Thermal, Coachella, Indio, Vista Santa Rosa..the entire East Valley is SELLING!  Now, don’t get too excited..the price/acre is nowhere near where it was during the “boom”, but we haven’t seen much land move at all for the past 3 years. But things are starting to pop in our Eastern Palm Springs Valley.

The past 6 months have seen as many parcels SOLD! From small parcels, with and without wells, commercially zoned land way out next to the Kohl Ranch Project, and medium sized farms..there are buyers hovering around. Equestrian zoning is often requested, wells are fantastic, some improvements such as fencing, irrigation and perhaps barns are really increase the price/acre.

Vista Santa Rosa and Thermal land price/acre is settling at approx. $22-30,000/acre. I know that’s still a little depressing for you land owners if you were still remembering the $150-$250,000/acre that land was bringing when the developers were building and building out here! But..at least we know what it’s worth, right?  Kind of similar to the low end housing market that had to keep dropping until it hit that “sweet spot” that Buyers were waiting for.  Then the decrease stopped..and in fact it’s increased! I suspect our Land is doing just that now
