Equestrian Update as we head into 2016 Season: Hard to believe, but the extreme Summer Desert heat is becoming just a memory. Though I have to admit that the last couple days have been pretty humid, and temps are still in the 90’s. My unheated swimming Pool is still at 80-81 degrees so I’m still swimming my daily laps. I’ve started riding the Horses in sets early in the mornings, in preparation for their move to Deer Creek on November 1. I’ve also seen an uptick in local traffic..both on the streets and in the stores and restaurants. Our Equestrian Residents are returning to town and I see rigs on a daily basis, taking their polo ponies out to pasture to rest. Have seen several large hauling vans with Hunter/jumpers arriving early as well. Horse people are preparing for the 2016 season already! Coachella Valley Farms; Just Listed! Season has begun in our Southern California desert. We are seeing the weather cool down, clear, star filled nights and early mornings, and lower temperatures. October is always a supurb month here in the Palm Springs Valley. I was kept busy selling Residential Properties over the Hot summer months, and now as our Equestrian Residents return for another season, Land and Farms start generating interest.
I have 4 new Farms that I’ve just listed, and several other nearby parcels where the Sellers are interested in Selling soon. Our Eastern, Agricultural part of the Valley is BOOMING! Sellers do NOT determine Price; Buyers DO! What?? This is the one Listing appointment principle that is the most difficult for my Sellers to really accept. Each one of us, when we put on our Sellers’ shoes, thinks of all the money invested and time spent on our property. The Reality of the Market at the time of your Listing MUST over ride these numbers and personal feelings. IT DOES NOT MATTER. What matters is very simply “What will a Buyer pay for your property?”
Working with a local Realtor who can show you exactly what the past SOLD properties have included, and how they compare to your own is critical to determining your Listing Price. Your Upgrades List is very important, as is your Lot orientation, architectural style, actual floor plan, quality of upgrades etc. Do NOT start adding the dollar amounts of these upgrades together and coming to a “number you HAVE to have to sell.” Again..ultimately, that does not matter to your potential buyer. Put on your Buyers’ shoes now. When you are looking for a property, there are certain things on your “Drop Dead Must Have list”. There are also amenities that you “Would Love to Have, but can Live Without.” But, you as a Buyer, do not want to feel that you are paying the highest price for that home in that Neighborhood. La Quinta Neighborhood of the week: The Citrus Golf Club. People are back in force. Our winter residents are returning to our beautiful desert for the winter months. Holidays are just around the corner, Listings are becoming more plentiful, and the over seeding of our Golf Courses and Polo Fields is raging! If you have been thinking of buying on a Golf Course in La Quinta, be sure to check out The Citrus Golf Club.
Buying on a Golf Course can sometimes mean you HAVE to purchase a membership. You don’t at The Citrus. The Citrus Golf Club has it’s own private Pete Dye course, and a recently remodeled clubhouse with fitness center, but The Citrus is also part of the La Quinta Hotel Club & Spa. That means that it is possible to use the amenities at the La Quinta Spa, and play the public courses. One of the things I hear often from buyers that I show The Citrus Golf Club to is, “The HOA’s are so reasonable!” The monthly Homeowners association is only $335/month. Vegetarian Dining in the Desert
Vegetarian Dining in the desert, means you have to be a little creative. There aren’t that many hard core Vegetarian restaurants and dining options available, especially in our East Cities of La Quinta and Indio. There are several strictly Veggie places in Palm Springs and Palm Desert however. Luscious Lorraines which is inside Harvest Health Foods in Palm Desert. The incredibly popular Native Foods in Palm Springs. Do not dispair locals in the East Valley. The great news is that nearly every restaurant you go to at this point offers variations, or their chef’s are open to “vegetarian changes” that you may request. Why not? It probably saves them money, substituting Tofu, or Soy/vegetable products for meat. [Read more…]

Coachella Valley Music Festival Homes for Sale. Today the line up for the Stagecoach Festival 2016 part of the Coachella Valley Music Festival was announced. It’s another good one! Luke Bryan and Carrie Underwood are two of the headliners. It’s not too early to start thinking about where you’re going to stay when you come to the Festival this coming year. The Coachella Valley Music Festival at the Empire Polo Grounds continues to grow. It’s growth has had an enormous affect on our local economy, and that certainly pertains to Housing.
Many of the Music Festival goers prefer to Lease a Condo or home for their desert experience. Our Luxury Lease Market has increased dramatically, in no small part to the numbers of people locking down rentals as far as a year ahead of time. HITS Desert Horse Park in Thermal, CA., comes alive for Equestrians this month, October. THE NATIONAL SUNSHINE SERIES, in only it’s second season. The Two Week Horse Competition Schedule is broken down into two shows. Each Series features special evening classes, live music and entertainment, and gourmet cuisine to compliment this elite fall series.
The National Sunshine Series awards $1 million in prize money. The series, at HITS Desert Horse Park in Thermal, includes USEF Premier-rated Hunters and 5*/6* Jumpers, the $350,000 Sunshine Grand Prix FEI CSI-5*, a $100,000 USHJA International Hunter Derby, the West Coast Pony Finals, and the Zone 10 Age Group Equitation Finals.
National Sunshine Series I Begins October 28, (maybe we should call it the Halloween Series?) Anyway, the following weekend features the National Sunshine Series II, beginning Nov. 4.
