La Quinta Neighborhood of the Week; The Citrus. The beautiful Citrus Golf Club in central La Quinta remains a favorite for Buyers seeking a gated, La Quinta Golf Course Community. Entry gates are manned, and there are two of them for easy access. One gate is off of 52nd St. right across from the Public Silverrock Golf Course, and the other is off of Jefferson St. HOA’s are low, the clubhouse is friendly and recently remodeled, streets are lined with Citrus trees, and views to the surrounding Mountains are mesmerizing..
Polo Club Dining Options; Coachella Valley Casual. What’s so different about dining at the Polo Clubs here in our Coachella Valley?? Well, just remember that it IS unique to our Valley. During the winter months, you would have to travel a very long way to experience eating at a fun place, while polo action goes on around you! The Atmosphere is casual, families with kids are welcomed, and attire is “whatever.” Always something going on at either Eldorado or Empire!

Equestrian Properties are larger of course, with more land, and that means that the Coachella Valley cities with the most Equestrian Properties are in our Eastern end. The cities of Indio, Thermal, Coachella and Vista Santa Rosa. The High Desert cities of Yucca Valley and Morongo as well as the Mountain Center area of Hemet and Garner Valley are our other hot spots for Equestrian sales. Coachella Valley Properties that SOLD over last month! It’s fun to check out what’s been selling amongst our Coachella Valley cities. Today, I’ve chosen 5 properties that closed over the past 30 days or so..all closing at $1,000,000 or more. Our priciest sale (per the MLS) was at The Vintage Club in Indian Wells. I’ve also gone over the hill to Temecula as it’s a HOT area right now. Vintners and Equestrians are heading to Temecula!
Equestrian Update as we head into 2016 Season: Hard to believe, but the extreme Summer Desert heat is becoming just a memory. Though I have to admit that the last couple days have been pretty humid, and temps are still in the 90’s. My unheated swimming Pool is still at 80-81 degrees so I’m still swimming my daily laps. I’ve started riding the Horses in sets early in the mornings, in preparation for their move to Deer Creek on November 1. I’ve also seen an uptick in local traffic..both on the streets and in the stores and restaurants. Our Equestrian Residents are returning to town and I see rigs on a daily basis, taking their polo ponies out to pasture to rest. Have seen several large hauling vans with Hunter/jumpers arriving early as well. Horse people are preparing for the 2016 season already! It’s a great time to think about looking at Equestrian Farms and Land in our amazing East Valley.
Andalusia is one of Coachella Music Festival favorites.
Coachella Valley Music Festival Homes for Sale. Today the line up for the Stagecoach Festival 2016 part of the Coachella Valley Music Festival was announced. It’s another good one! Luke Bryan and Carrie Underwood are two of the headliners. It’s not too early to start thinking about where you’re going to stay when you come to the Festival this coming year. The Coachella Valley Music Festival at the Empire Polo Grounds continues to grow. It’s growth has had an enormous affect on our local economy, and that certainly pertains to Housing.
Many of the Music Festival goers prefer to Lease a Condo or home for their desert experience. Our Luxury Lease Market has increased dramatically, in no small part to the numbers of people locking down rentals as far as a year ahead of time. Many of my clients started out as part time lease clients, and have moved into buyers of seasonal properties!
Why buy in Thermal, California? Nobody used to even KNOW where the City of Thermal actually was..even Locals that live here in the Palm Springs Valley weren’t sure where it was. The City of Thermal began as a railroad camp in 1910 for employees of the Southern Pacific Railroad. Agricultural runoff from canal irrigation made the area thrive in the 1950’s. The Camp Young US Naval Air Station converted into Thermal Airport by 1965. Hwy 86, the main drag came about in the 1990’s, constructed over an earlier transportation route. The Population is around 4,000, and the average summer temperatures can be well into the triple digits. But…“What is there to DO in Thermal???”
The Jacqueline Cochran Airport is a thriving private and commercial airport. Helicoptor lessons and tours are offered here, as well as a flight school.
The Thermal Club is a private motor sports facility located on approx. 344 acres. Offering “Driving Packages” for guests, it will Rev your motor for sure!

The Cross Trail in Palm Desert offers hikers breathtaking views and a workout
Palm Desert is ripe with hiking opportunities. Many trails are close by and offer breathtaking panoramic views down into Palm Desert and out across the Coachella Valley to the San Andreas Faultline and north mountains beyond. “The Cross” trail, as it’s known to hikers, is exceptional.
PALM DESERT AND THE BEST HIKING IN THE VALLEY
The Cross is especially cool for several reasons. One is that you can bring your dog… some of Palm Desert’s other trails don’t allow them. Horses and Bikes are allowed, but it’s rare to cross paths with them. The trail is steep, gaining over 600 feet in elevation before reaching the large metal Cross (lighted at night) located on a promontory. Once there, you can look down into Stone Eagle Golf Course with its emerald green manicured fairways… a striking juxtaposition to the adjacent rocky landscape. And you just might happen upon Bighorn Sheep, as the area serves as their native habitat.
